The information provided in this report is based on comments made by Casey Harwood in an interview held by a third party verification company with no biases toward Detroit Advantage.
Detroit Advantage is a specialist property management company that offers professional management services for the Detroit property market with offices in London, Bournemouth, and Detroit. Their specialist team offers on-the-ground assistance to cater to client’s buy-to-let needs. The company’s largest target market is existing property investors. That consists of landlords with property in the UK or overseas that are seeking a higher yield and also capital appreciation from the American marketplace. They feel that their biggest completive advantage is volume in sales processed through the company. This allows the company to have more bargaining power in the market place and pass those discounts onto clients.

What we can do is use the full force of the law with a tenant who is not paying their rent, to rapidly remove them and replace with a new tenant.”
In dealing with complaints, the company works with the client to discover the reason for the complaint and adhere to a policy that is acceptable. If it is a management issue, the company offers them an alternative management company for ongoing management of the property. If the issue relates to refurbishment, the company would have independent contractors visit the property to report what is required for the property to be to be performing properly and present a resolution to the client. Mr. Harwood stated, “We follow through until the client is happy, as two things can go wrong in this process. Either the tenant does not pay their rent (in which case the management company evicts them), or the tenant leaves a property unhappy with the damage. That’s the reality, and sometimes it is damage beyond the holding deposit the client put down. The client may feel annoyed, but unfortunately we are not responsible in that instance.”
The company described an instance where a client was not satisfied with their level of service because the tenant was not paying their rent. The client believed it was due to the ineffectiveness of the management company. Detroit Advantage stepped in and advised the client on a list of alternative management companies. Once a new management company was selected by the client, Detroit Advantage assisted in ensuring all the keys were transferred from one management company to the other to save the client from having to travel to that city. Additionally, Detroit Advantage assisted in the full eviction. Casey Harwood explained, “Once a tenant was evicted, we used our contractor to carry out remedial repairs to that property. Then we got the property up and running and tenanted again with the help of a new management company.”
Detroit Advantage states that they work to fully engage with the client to do whatever it takes to make things right with them and avoid complaints. They try to set realistic time scales with the client and ensure that everything is carried out. Additionally, they work to get multiple quotations for required work at the lowest prices possible for their clients. Mr. Harwood notes, “We take complaints extremely seriously and we always want to reach an amicable solution for that client.
