PROPERTY MANAGEMENT FRAUD- SCANDALOUS, DECEPTIVE, DEPLORABLE BUSINESS PRACTICE

This company has numerous complaints against them for defrauding clients, including ones listed with the GA Better Business Bureau (F RATING) by prior tenants

        On June 30, 2013, I signed a 12 month lease along with the required $915.00 deposit and first months rent to rent a home with Elite Realty Group, who are also  "Property Managers".  I wasn't able to move into the home until late July 1st, 2013, due to the home not being "ready". The home was badly maintained and seriously neglected for many years upon my moving in. I did a "walk-thru" with their "Agent", Carol Reynolds, who is no longer employed with them. I took photos of inside the home before and after moving out and I have numerous witnesses to prove all of this.  I ended up performing many repairs while living there. I emailed their office, including their "Agents", Carol and Justin, on several occassions, these photos showing the conditions of the home (walls in master bedroom, other bedroom and in both bathrooms with plastered holes, nail holes, scuff marks, stains and filth; broken blinds, nasty old carpeting, unmowed grass, untrimmed bushes, over-flowing gutters, etc) and they never replied. Carol told me she would have someone come out to do the yard work but I never heard back from her about it so I ended up having to do this myself.  The area around the front porch was full of weeds and garbage (have photos); I cleaned this out and re-planted the entire area with ground cover and flowers (have photos). There was also several items of furniture left behind in the master bedroom that I had to pay to dispose of, including a king sized wooden headboard and a broken old wooden shelf unit in the master bath.  I even painted the living room , kitchen, dining room, one bedroom and hallway. It was obvious the walls had NOT been cleaned nor painted for several years. I had to clean the floors, windows and carpets because they were still filthy. I was late on 2 different occasions and paid the late fee. I have attached/included a copy of the email I sent to "Cequetta" the last week of June, 2014, which is an outlined, detailed statement of the issues I had to contend with while being a "tenant" of theirs that went ignored numerous times.  
          I mailed a 60 day notice stating that I was NOT re-newing my lease for another 12 months to Elite Realty's address the second week of April, 2014.  I called AND emailed their office numerous times the last week of June, 2014, to schedule a "move-out" walk-through with no reply.  On approximately June 30th, 2014, I was emailed a request from ANOTHER employee from their office named "Cequetta" demanding that I sign a new 12 month lease.  I called their office again and spoke with yet ANOTHER employee, "Terri Bridges", and explained to her that I did send my notice out to them via U.S. mail in mid April (the "terms" in their "lease agreemant states that the tenant must give a 60 day notice of not re-newing their lease); she said that she checked the "file" and that they had NEVER received such a notice from me. She was EXTREMELY NASTY, RUDE and offensive towards me and refused to answer any of my questions.  She stated that she would have ANOTHER employee named "Terrance" return my call to schedule a final "move-out" walk-through when he returned from lunch.  He didn't return my call until the afternoon of July 1st.  Upon speaking to "Terrance", I asked him if it would be ok if I could move out and schedule the final "walk-through" on July the 3rd due to the fact that my car broke down and was being repaired and it would be ready on that date; he stated that it would be fine.
         I moved out on 7/03/2014. Several people, including myself, cleaned the home spotless. There was absolutely NO further wear and tear OR damages to property (have photos and witnesses to this as well).  One of their employees named "Loyd" contacted me that morning and came out to the house (on July 3, 2014) to do the "final walk-through inspection".   Loyd remembered being present at the home with Carol and I the day we did the move-in walk through and stated numerous times how impressed he was with the over-all improvements I had made while living there. He stated he remembered the poor condition the home was in upon my moving in. He took several photos of the house and the yard and left.  A few hours later, as we were loading up the last few items into our cars, a couple and their two young children showed up stating that they had to move out of their current home they were renting from Elite Realty due to it being fore-closed on and that they would be moving in the next day. They stated clearly that the home was in "perfect condition and didn't see any need to have to wait for any further cleaning, etc. to be done prior to moving in."
          On July 9th, 2014, I received another email from Cequetta labled "Tenant's Move-Out Invoice". This statement (included/attached) states that I owe them $2,610.00 for the SAME damages that were there before I moved in! They are also claiming that I owe them $915.00 in rent for the month of July along with a "late fee" of $125.00;  furniture removal fee of $75.00 (for items that were already there when I moved in); $85.00 for sheet-rock repair (which were also pre-existing damages prior to my moving in); $20.00 for $1.00 glass globe that fell onto the hallway floor so many times it broke; there are charges due to there being "smoke odor/damage to the carpet" (another lie) which is well over 25 years old, and several other ridiculous and fraudulant charges for "damages" that were pre-existing conditions that they're claiming I am responsible for. They are keeping the tenant's deposits for the pre-existing damages that have been there for several years and never using those funds to make the repairs they are taking people's money for. This is FRAUD.
        This company needs to re-evaluate their fraudulant "move out statement", along with removing the illegal charges that they are claiming I owe them, $2,610.00- this is all based on LIES and outrageous, fraudulant confabulations- I have photos, several witnesses and emails to prove these issues were pre-existing; they have NO right to charge me for ANY of this. They are horrible and their services/business manners are malicious and entirely nefariously motivated. They never complied back to me when ever I made inquiries.
      I am asking that a full investigation be done into the violations commited by Elite Realty Group's nefarious, unfair, deceptive business practices due to the fact that there are NUMEROUS prior "tenants" that have an enormous amount of complaints in the way they were unprofessionally treated, defrauded and dealt with by the entire staff, including the current "F" rating they have received by the Atlanta, GA Better Business Bureau, several Court cases and customers ratings/reviews made on Google. They are ripping people off every day mostly because they know that a majority of their "clients" cannot afford to hire legal representation to hold them accountable for their criminal acts.

UPDATE- 7-26-14:

According to this company's slanderous "response" to my BBB Complaint, I am now being accused of "making up" ALL of the complaints that are made by other disgruntled & unsatisified victims complaints that have been posted over the past 3-4 yrs on "Google Reviews, Facebook and numerous other sites" and that they have "turned this over to the local Police Dept. in Henry County, GA."- as if they don't have more important matters to deal with than this crap. Another intimidation tactic.

I DARE you to infringe on my constitutional rights regarding "Freedom of Speech", MR GLEATON.  What a bunch of MORONS; they told several MORE lies & confabulations in their attempts to assasinate & degrade my character in their BBB Response as well. I do believe this constitutes a Civil Lawsuit for slander, tort and emotional distress among a few other offenses. I HAVE UNDENIABLE PROOF OF THEIR NEFARIOUS LIES INCLUDING WITNESSES. THESE PEOPLE ARE NOTHING BUT BULLIES AND THUGS WHO THINK THEY CAN INTIMADATE PEOPLE AND THEY HAVE CHOSEN THE WRONG PERSON TO MESS WITH THIS TIME.
