This is the worst apartment complex I've ever lived in. I always heard such great things about Gables Residential being nice, so I decided on one in the area I wanted to live in. I was told that they had ONE apartment that met my budget and it was going to have new carpeting and flooring. I was told by the leasing consultant that the previous tenant was CRAZY elderly woman that constantly complained about a foundation leak. He assured me that she was crazy and that they moved her to the 2nd floor where she is still complaining of a foundation leak. He said they tore up all the carpet and had people out to invesitigate, but no issues were found. I took his word for it, thinking that if an issue did arise, that it would be dealt with. 

I was HUGELY mistaken!!! Just a few short months after I moved in, water started coming into my bathroom from under the baseboards. It didnt matter if it was raining or not, but rain seemed to make the mess worse. I immediately called maintenance and they came and caulked around the baseboard to prevent more water from coming in. They told me they hired contractors to fix the leak issue. I talked to the office manager who denied even knowing anything about a water leak issue and told me he'd look into it....that was months ago!!!

In the past few months I've had 3 sinus and respiratory infections and Im pretty sure its because of this water issue. I keep getting the excuse that the problem is because of the rain and the fact that the aparment is on terrace level. Im not sure how that justifies any of the issues!! 

My daughter was playing with a boy in the same building who told me that he used to live in my apartment until they had so much water damage that they had to move out. This boy is 5, and I did not even have to ask him questions for him to tell me this information!! I talked with his mom and dad who also confirmed that when the maintenance guys pulled the bathroom counter out, it indeed had black mold under and behind it, as well as the walls. They got moved immediately to another unit. Great for them, but bad for me!!! If the issue was never fixed, why did they rent me this apartment? Why did they lie to me about the previous tenant, who might I add is not a crazy elderly woman! 

I was told by some people that I needed to go to Gwinnett county courthouse to put my rent into escrow until the repairs are fixed, but the courthouse told me that I needed to contact a lawyer. Ugh, like I can afford that!!!

Any advice would be great if anyone has any. If nothing else atleast I've started getting the word about about these crooks!

I recently had to leave my unit because it was no longer healthy,  safe, or habitable. I waited almost 6 weeks for help and they still didnt fix the probmes. Mold is very serious and I hope you are okay. Black mold can be deadly. 

I posted my complaint and hope you can contact me as soon as you recieve this. I am sorry you are going thought this. It will get better.

Its sad when places do stuff like this because they are greedy. They want the rent as soon as its due, but not want to invest money to make it safe for someone to live in. I have never heard of this place, or anything, but if it were me in this situation here is what i would do. First, call your local courthouse and see if they have leagal aid. Its usually once a week, and you have to get there early because its for free and its first come, first served. Also, speak to the boys parents again, and any other people whom used to live in your apartment and see if they will write out a statement and get them notorized. Also make sure you keep records. Take pictures of EVERYTHING and write it down in a notebook, also write out a letter to the department that is supposed to fix these issues, as well, send a copy to the manager. Send it ceritfied mail. It will cost you a couple dollars per letter sent, but request you also get a card returned to you with time and date it was recieved and whom signed for it. This way you have proof that you notified these people that there is an ongoing issue. Also, get letter from your doctor about your infection and sinus issues, and say something to the effect that its not a "normal" thing in your medical history until recently. That way when, and IF it goes to court, you have pictures to line up a bit when you were sick to show that they match up and more likely then not, the ongoing issue in your place is most likely what is causing it.

If all else fails, when you have all this water coming in, DO NOT clean it up, right away call your local health department and explain to them what is going on, and all the issues that you have been having and others of had the same experience as you, and they will come out and walk through you apartment and if its bad enough, they will condem the property and help you find another place to stay while the problems are being fixed and they make sure that it is fixed right with certified contractors. Or if they think that it is a severe enough issue, they will condem the apartment and you will have to move permently, but if it goes to that extreme and the apartment complex tries to take you to court, you will not be made to pay and you can file a counter claim for moving expiences etc. Or IF it gets condemed and they dont take you to court, you can always take them and if your local health department shut it down, you WILL win.  But if the issue is minor, the health department will give them so many days to show that they are making repairs with certified people, and then they will come back out and inspect the work and in that case, you should be able to live there while the repairs are being made, but the health department will make sure it gets taken care of if the apartment complex really wants to keep renting out your apartment.

It sounds to me, if the health department got involved, then they might just offer you another apartment they have open in the same complex and then fix it up a bit and just move someone other person in, whom has no clue as to what is going on. If you complain enough, maybe they might be able to work with you into offering you another apartment without you having to pay more in rent since its not your fault that this is going on. So its up to you how you think you want to go about handling this.  I wish you and your daughter the best of luck. I know its no fun living in a place like that when people already have enough to worry about in their daily lives, they dont need this added headache.
