the owner lives out of the country and had no idea if the repairs were needed and therefore accepted them and they fooled him as well. they used a bait an switch tactic as well. They showed us the place on way, then after we signed a lease they added a gate to the pool, so we took it down and put it in the garage, now they are charging us for it to be put back up.now they are charging us $18,000 and $4000 for collection fees.....rip-off experts....

Next the trim between the tile and wood floor came loose and is about a thirty dollar repair that management is responsible for as well. The drawer picture I have no idea what that is showing???
So why spend $4500 on new carpet???? And $5000 on new paint for the entire house????? And the trash left in the garage is because they only allowed us 48 hrs to get out!!!
We did the best we could but that should cost around $50 to clean at most .
So why $18900 dollars,????????collection fee of 40 percent of 150 dollars is about what I should pay. Good luck in court cause I will take you there gorenter

They are not showing any reason for any of the large charges ..look at the pictures and look at the charges ..,,, they don't match up....

Tenant was evicted in October 2012 for non payment of rent.
Owner currently has a judgement against the tenant and our collections department has been attempting to get a payment arrangement signed by the tenant but the tenant has refused to do so.
The amount owing includes not just the maintenance on the property but the fees for the eviction, default fees, marketing fees and rent owed to the owner until property was re-rented.
The tenant did agree in his signed lease that if their account went to collections that they would pay a 40% collection fee.
We have before and after pictures which without a doubt show holes in walls and damage to the paint and walls as damage done by tenant. A garnishment is being filed to collect on the first judgement along with a lawsuit against the tenant for the additional damages after the eviction.
The owner is very aware of the damages and charges as the owner maintains the property and the owner hired the companies to do the work and he was billed directly from the companies and paid by him directly. Gorenter was not involved in the cleaning up of the property.
We have asked the tenant to agree to and sign a payment arrangement for the full amount owing to the owner and he has refused to sign one. The tenant has been informed of our intention to seek legal remedies on behalf of the owner which will only incur further costs to the tenant. We have told the tenant that we wouldn't seek garnishment from his employer on the first judgement if he will sign the payment arrangement for the full balance owing.
