Business Information Home Partners of America 180 N Stetson Ave STE 3650 Chicago, IL 60601 My real estate agent convinced me to apply with Home Partners of America after she had met with one of the owners at her office. She told me that the application would involve a $75.00 application fee with a hard pull, which would affect my credit score. But she claimed that it was worth the try and that they would refund the application fee in the event my application were to be denied. I applied on 11/11/2015 and my application was denied within an hour. I contacted Home Partners of America and requested a refund. They emailed me back and informed me that the refund was non-refundable and that they would not refund it. Home Partners of America should have never requested a fee, as this is a very uncommon practice when one is trying to purchase a house. Their business model is one-sided. The program is predatory as it requires customers to pay twice the closing costs for the house they are considering for purchase, charge inflated rental rates, provide low quality landlord services that require bidding for repairs that cost above a predetermined certain amount, impose a 5% increase over the second and third years based on the already higher sales price of the house, and their lease contract is very long, which is telling of how one-sided it truly is. I believe this company takes advantage of customers who cannot afford to get a loan, and is very similar to the sub-prime banks and loans that have negatively impacted the economy in the United States. I highly recommend anyone who is considering their program to not even attempt to go through them. A house must show double digit appreciation for the program to make any sense. And with the likely increase in federal interest rates, a customer is very likely to end up paying either for an above market rental rate or a very inflated purchase price with the amazing requirement that they pay their closing costs twice on the same house. It makes absolutely no sense. I feel sorry for anyone who has signed a contract with them. Please ask your local bank about their program to get a real sense of how bad it is no matter what situation you are in. It is much better to pay low rent until you are able to afford a house that isn't highly overpriced and with fees that are simply outrageous. Who, in his or her right mind, want to pay closing costs twice? I don't expect Home Partners of America to refund the $75.00 charge. The amount itself isn't my main concern. My credit has been negatively impacted by the hard pull required to apply, and I believe it is a very predatory practice to have consumers, who are already under financial difficulties, to pay for an application for a lease-purchase program. Any reputable company would never ask for such a fee. The fee itself is insignificant but is telling of the true nature of this company.

Hi I'm so sorry for your experience with Home Partners. As a licensed real estate agent in Illinois, I have closed several deals with Home Partners. I would hope you were properly screened before going through with the program. As a realtor its my job to ensure that all my clients know upfront what the minimum requirements to this program are. Also before moving forward and paying the non refundable fee to Home Partners they give you a questionare again pre qualifying you before paying any money. I can suggest contacting them through the resident status email to get full details on why you did not get approved.

Replied to my review within less than 30 minutes of publishing it but Jim is not affiliated with Home Partners. He is just in love with them.

 It took less than 30 minutes since my report had been published for you to respond, yet you don't work for them. You must monitor all activities related to the company to defend them and give me, the deadbeat, some life lessons that I truly appreciate. You know nothing about me. Keep your advice and opinions of me, and not my review, to yourself. And make sure you monitor other sites where my reviews will be posted so you could share your words of wisdom with me. I don't want to tell anyone to take my advice, but will highly suggest they stop by their local bank or mortgage lender and discuss Home Partner's business model. I would love to hear one person tell me how it makes any sense that a customer has to pay 5% above the sales price, which is very reasonable, but then pay their closing costs which are added to the increased sales price and then the closing costs that the client have to pay for his or her own lender when it is time to purchase the property. And unless you expect to see double digit appreciation, which is very unlikely starting 2016, the second and third year increased sales price to the point where it is outrageous, makes that path absolutely predatory, to say the least. Also, more than 20 pages for their lease could tell you something. I won't go into more details as I am sure others have mentioned many critical factors in their own reviews and on discussion forums. Last but not least, most owners with homes that are worth buying would not want to deal with the low ball offers that Home partners would be presenting, not to mention that they have a limit of $550,000 for homes in Texas, meaning they truly do take advantage of the situations of people that don't need to be putting themselves in more debts for homes that aren't worth the overall cost. There are many online tools to help you determine whether buying versus owning is better, according to your own specific situation.

 If they are so,so bad, why were you doing business with them in the first place? The answer is...you're here to stomp your feet , whine, wail and cry because you were denied. You were denied because of YOUR self developed credit reputation. If you wouldn't have had a documented and verified track record of being a deadbeat, this wouldn't have happened! We've seen it here hundreds if not thousands of times where people who don't get their way come here and attempt to defame the company as nothing more than an immature attempt to get even. Grow up and pay your bills! Oh yes, let me save you some effort. Don't bother writing back something childish like, "You must work for them", because I don't!
