I am submitting this to Rip Off Reports for anyone who wants to buy or is interested in either a Hovnanian Enterprises or K. Hovnanian home anywhere in the United States. Please, don't buy one.
I live in California and we have several communities that have been built by this company. The homes are reasonably priced (between $130,000 and $350,000)and are very attractive to the prospective buyer. During this real estate boom, these homes, at this price, in California, is a great draw.
Anyway, we purchased our first house in Lake Elsinore, CA, 5 years ago. It is a beautiful house, 2,000 sq. ft. with a total lot size of over 5,000 sq. ft. Our community is also very nice.
The problem is the fact that the builder, contractors, and anyone that works for this company drops all recognition of you after the sale is final. Here are a few things they won't recognize: Warping wood, cracking stucco, peeling exterior paint, no interior paint, warping cabinet doors, plumbing nightmares, electrical wiring that shorts out almost constantly, water leaks under floors, the list goes on and on. Me and my husband have fixed quite a few of these problems (painting, wiring, leaks) but I don't want others to have to do this.
It is very expensive and it takes all the joy out of owning your first home. We currently have a class action lawsuit being filed against this company. On their own website they list themselves as America's Top Quality Home Builder. As a buyer of one of their houses, it isn't true at all. Please don't consider one of their communities.

I worked there briefly and had to leave after things I saw. Firstly, no offense to the good employees, (what few there are) but my experience is reflective of the post in here about KHov not testing or background checking employees. True. I worked in personnel for a bit. KHov is all about hiring people who will stick by them if the price is right. They pay high salaries and give fantastic benefits. As long as you stick with them, they don't care if you're a drug user, drinker whatever. That's all the way from the top management to the workers on the home-sites.
I was appalled to read the part about human waste in buckets left in a garage. That is just disgusting! But then I had to laugh at the post about the loan officer who was a chain-smoker or whatever. I personally have gone to a few co-workers homes and my God! If that's how employees live then no wonder they give poor customer service! I work for a different home builder now and even with a bit of a pay-cut, I can at least say I'm proud of who I work for. KHov had nothing but complaints when I worked there - and we're talking many cities. As an ex-employee, I hate to generalize that all the KHov employees are the same, maybe it was just my particular office, but everyone there was in this corporate fantasyland. Kiss a*s, make the money and cover up mistakes the company made.
I would go as far as to say my co-workers reminded me more of used car salespeople. No joke a lot of them were slobs, lost paperwork and yes, a lot of them smoked. That was my first impression of KHov. In personnel they never checked references or anything. No drug testing. It seemed like a free for all. KHov is growing so much because these high paid workers keep churning out the contracts. The homes in my opinion are cheap crap and I would never buy one.
I have experience in the home building industry and know the consumer's frustrations. There's right way and wrong way to do things and K Hovnanian doesn't care. They sure pay high salaries to cheap shady employees and like they say, a company is only as good as its employees. Hope anyone considering buying a KHov or even KB Home thinks twice. I've talked to actual construction workers who said even THEY would rather live in a doghouse than one of KHov's homes. I laughed but boy is that sad!

I am an employee of Khov, your home did not come with a 10 year warranty. It comes with a one year limited warranty for repairs, after that, you are only covered for any structural or roofing damage. Khov also stands behind its employees, doesn't everyone deserve a second chance? And no, this is not the person you spoke of...

I've been reading K Hov has quite a bad rep and I can say only this: They fail to drug test people who are known cocaine/illegal substance users, at least at the West Palm Beach office in Florida--hmm maybe because drugs abound in South Florida???
One such person committed Identity theft/credit fraud at the bank she worked at prior to KHov! She is now a top mortgage officer who has access to YOUR SSN! It is known her personal computer is linked into the one at work, and that she routinely takes confidential client files home with her. Do you want your personal info in the hands of someone who drinks and does drugs while working ? (her friends report cocaine is why she can't pay her bills on that $80+ corporate salary. Scary! Her child reported she spilled beer all over an important file--reason enough people--K Hov IS UNPROFESSIONAL! Oh, and this Mortgage Officer? She has a police report out on her in El Paso TX now for that bank fraud. Heard stuff through some contacts in the industry and I was totally shocked. I would not buy a house from us! ha ha.
Can't give names but this person last worked at 1800 Australia Av West Palm Beach FL location. My only advice: Stick with loan officers at that place with last names closer to end of alphabet if you catch my hint. She's a blonde chain smoker comes across sweet as all hell but steer clear. Best of Luck.

You are right, Ginger. I did have a warranty with my house, but it was a 10 year one. It is very hard to get any response from them after the sale process is over. I do love my house, it is very beautiful and was a terrific buy here in Southern California.
Since I filed the report, they have responded by fixing the bathroom drainage (a pipe was mislaid under my driveway leading to the sewer, causing a terrible leak under my foundation), and have responded to other questions that I had regarding peeling paint and disappearing paint on the inside/outside (no primer was used before or during painting).
I have had my home appraised and am very happy with the result. I just want people to be aware before they buy a home. I have owned my home for almost 6 years. When you have more time invested in your home, you might have a slightly different story.

We just purchased a K. Hovnanian home in Acton, CA. We LOVE our new home and along with a new home, you are to expect to have some problems. A house is a hand made thing and you will always have some problems. I have notified the service people and they couldn't be more helpful. Your home should have come with a 1 year warranty, if you waited to have these items fixed and they are no longer under warranty, that is your problem and yours to fix. I understand your frustration, but nothing is perfect. Your have to work with these people and they will work with you. Just a comment. Thank you.
