What this home builder does is prey on uneducated, often new realtors who are trying to get started in the real estate industry.  They find people who are vulnerable and suck them in by promising they will make a salary plus commission, then when the sales "pipeline" is full and the salesperson is due a large amount of commissions, they terminate the salesperson and keep all the commissions.  I will go more in-depth below.

First, let me say that this builder flip flops back and forth between offering a salary plus commission, and then changes their policy to commission only.  I know other sales people that have worked for this company before I started and I was told the company changed the contract, or replaced it with a new one more than three times in one year.  While I was there, I personally saw three different contracts in a period of less than one year.

The way it works (depending on the contract, of course) is the company agrees to pay the salesperson a salary of $24,000 plus a commission of 1% for every home sold.  The company also covers all the MLS dues, real estate board memberships, dues, and fees and all other costs associated with doing business as a Realtor on the salesperson's behalf.  The catch is a clause in the contract that states if a salesperson is employed with the company for more than 1 year, all the dues and real estate membership fees, etc., are basically paid by the company at no charge on the salesperson's behalf.  But if the salesperson leaves the company or gets fired less than one year into the contract, that salesperson has to re-imburse the company all that money.  They take it out of the final paycheck.  Why would a salesperson pay to work for a builder?  The salesperson HAS to have access to the MLS, and has to be a member of certain organizations to conduct the duties REQUIRED by the COMPANY to SELL their homes!!!  This is a cost of doing business that the builder should pay for in order to have employees selling their product!

The company knows that the salesperson is not going to be there for a year.  It is NEVER the intention of Hunter Homes to have salespeople on their staff with career longevity!  In the meantime, the salesperson works for the company feverishly selling as many new homes and spec homes as possible to build up a large pipeline so they can begin to collect commissions and make a better life for themselves and their family.  The sales agent will be allowed to collect some of the commissions to wet the appetite, but as soon as the salesperson has a pipeline in the neighborhood of $1 million dollars in sales, the company terminates the employee and keeps all the commission from those sales!  How?  Oh yeah, there's another clause in the contract that states that after termination, an employee will be paid 50% of all commissions due to him/her for anything that closes within 30 days from the last day of employment.  Anything that closes more than 30 days after the employee is terminated the company keeps the whole commission.  

Basically, there is no way to collect on any of the money you earn while employed.  This company will make sure that you don't get a dime of your pipeline commissions, and they will see to it that all new employees never make it with them for a year.  They want you to do all the work selling their homes while they pay you a miniscule salary, and when it's time for you to start collecting the money you earn, they steal it from you.  Point blank.  This company has gotten away with this for years, and I'm writing this to insure that future realtors don't get fucked like I did.  In the last two months alone, this company has stolen over $50.000 in commissions from its employees. (Former employees, because to take the money they have to fire people)

It truly saddens me to know that the family that owns this company calls themselves Christians and this is the way they do people.  Howard Hunter and Gowan Mitchell would be rolling over in their graves if they knew that the company they started in 1956 was being run and managed this way.

Realtor Beware!!!  Do not fall for the slick talking CEO, Shawn Fariburn.  He is a snake in the grass that will tell you how much potential he sees in you and that he believes you are going to be able to make a lot of money.  If you can sell, and are good with people, go to a much more reputable builder whose homes hold their value and you will get a return on your investment.  Hunter Homes is having trouble right now getting their homes to appraise for the sale price.  It's only a matter of time before this company goes under.  Otherwise, they would not have to steal money from their own staff to keep the company afloat.  This is, at a minimum, theft by deception and fruad.  You will be burned if you work for these people, or do business with them.  I was warned about them before I started, but I try to see the good in people and honestly thought they had turned things around.  I was DEAD WRONG!!

If this is true then why does Hunter Homes still have several agents that have been with them for years?

Secondly, I highly doubt the owners of the compnay have committed any "criminal" activity or they would have lost their builder /contractor license.

Lastly, per the Ripoff Report Terms of Service you are not permitted to post any "profanity" in your ripoff reports (the F word) certainly qualifies as profanity and is extremely un-professional for someone that was or still is a LICENSED real estate agent. I certainly would not want to hire a Realtor that uses such language and that just makes it sound like you are "simply" a former disgruntled employee that is posting a complaint because you did not get your way or that they let you go for a good reason.

It's also worth mentioning that Hunter Homes CURRENTLY has an A+ rating with the Better Business Bureau and is a BBB accredited business. They have also recently started a second company.
