Been working on a Short Sale for almost two years this company are liars and crooks..We Finally after two year were able to get Indy mac/ One west to do a appraisal so we can do this short sale.. This is done with a cash offer sitting on the desk.The offer is within where One west countered the CASH BUYER and now they are dragging their feet knowing there is a sale date..This is the same thing they have done time and time again. I email excecutives at this bank and they re assign a lady LINDA GOMEZ again who is good for nothing..Here is my email to her after she calls and leaves a message stating she is looking into the issue..Same song and dance as last time..Maybe they should stop blowing smoke and get some one who acts like they are trying to help..
I have worked with you a few months ago on this file and did not get any where..I even have a few letters from you to the home owner saying that you were going to order a interior BPO of the property to be conducted to show the condition of the property...(MOLD, SEPTIC, CRACKED SLAB) This was never done and you gave me a few excuses for this...I can not believe that it has taken Indy mac/One west over a year and a half to get a BPO/ Appraisal done on this property. The homeowner has tried time and time again to short sale this home, she had a approval for this at one time and the net amount was 269,000..Over two years ago the deal fell through because buyers lender would not lend due to conditions of the property..Since this time she has begged and pleaded for a interior appraisal and has sent many pictures and has stated the septic back ups and the mold damage to your company...
Here we are today, there was a interior BPO done and a cash offer in and One west even countered the buyer and he countered back. Again we are waiting on One west who is dragging their feet.. The offer and counter offers and even the M.I. approval was all done quickly but now nothing...There is once again a sale date that we are trying to beat and once again there is no answer.. The owner agreed to a promissory note per M.I. company and the offer is well with in reason???
I have attached one of the corresponding letters that was sent to CLIENT from you in which you state that you would order a interior BPO.. I have a few more including emails from you and myself where you stated that the Investor (ONE WEST) declined offers on the property..Even when no interior BPO was done and having pictures sent to you showing condition of the home. These declines were done very quickly in fact on was done with in 15 minuets????
The homeowner and myself have gone through this many times and not only with you but I had another guy do the same run around same emails same letters.. I even have a email from a manager in the Pasadena office saying well "ONE WEST WOULD RATHER FORECLOSE ON PROPERTIES BECAUSE THEY GET MORE FOR THEM THIS WAY"
