Joseph Peters In Coronado Villas Condominiums deliberate withholding of security deposit past legal time frame, unwillingness to fix property Denver Colorado

Joseph Peters whi is renting out a condo in the Coronado villa condominiums does not follow laws assigned to landlords and is unwilling to fix anything that goes wrong in the condo.

I lived at this premises for over a year and when moving in we were promised that the flooring that was ruined by the previous tenants as well as the walls that were ruined and closet doors that were ruined would be fixed within a month of moving in. These things were never fixed. He also promised window coverings in the condo and never brought any. He attempted to fix the bathroom floor by himself without the assistance of a professional and got tired of trying and never finished it properly, there were gaps and holes between the tiles he laid.

The closet doors in the hallway were always broken and he would not fix them no matter how many times we called. The garage door broke and almost fell off onto my car and he refused to get it replaced properly despite the professional telling him he needed to replace it. the walls in the bathroom had no vent cover or moulding as he took it down and never replaced it and the door was still torn apart by the previous tenant.

When we moved out we did a walk through and he had in writing that everything remained as was when we had moved in, however he took over 300 dollars out of our security deposit. By colorado state law he was required to have the remainder of the deposit back to us within 60 days or he forfeits his right to keeping any of it.

It took almost 75 days to get anything and when we did it was only 200 of our 600 deposit. When notified by certified mail that he no longer had any legal claim on the deposit he claimed that he didn't "have the money" and that he couldn't get us any more. We had a lawyer contact him and he finally agreed to settle out of court for 155 more than the 200 that we originally got back. Its been just under 90 days and we still have not recieved the money he agreed to.

We are planning on taking it to court if we don't recieve it in 3 days. However I just want to let everyone out there know, DO NOT do business with this guy, he will rip you off and you will have to fight through the court systems to make things right!!! Joseph Peters is a slumlord who cannot abide by the laws of the state he wishes to be a landlord in!!! I want this to prevent the next people from making the mistake we made of being tenants of his. Again, DO NOT do business with Joseph Peters!!!!!
