Be very careful if you are approached about renting your home to Bevans and Lorie Branham, their various alias or the Nevada LLC's that they will request that the lease be signed under("for business reasons"). They have 20+ unlawful detainer judgements against them in the Palm Springs area since 2004. They prefer to rent from vacation home owners who rent their unused homes on a month to month basis. Their background story is usually the same. They imply that they are a wealthy couple waiting for a large property that they are purchasing in Malibu to close. They state that they invest in distressed properties in Palm Springs which is why they want to rent your home temporarily. Once they occupy the premises, they will immediately come up with a list of "deferred maintenance" issues that need to be completed. They will threaten you with an litigation from their attorney's if you don't comply. After the first months rent you will likely receive nothing further without filing monthly eviction notices. After about the 3rd month they will stop paying rent and you will have to evict them. Despite their protests of how the victims and you will be sorry once it goes to the courts, they will never show up in court nor offer a defense. You will win and they will depart your home shortly before the sherriff arrives and move on to their next victim. If you are approached by this couple, ask for references of previous landlords, demand a large deposit and several months advance rent, ask that they accept the property as is and that they sign off on the condition prior to moving in. Do not sign a lease under one of their LLC's as it is hard to evict them if necessary. Once you ask for these things you will likely not hear from them again. They have been reported to both the Riverside County DA as well as the Palm Springs Police. What they are doing is legal under the California landlord laws; however there are many jugdments against them.
