I am writing this complaint in hopes of revealing Lupe Tomicic and the nightmare that awaits you should you involve yourself with her or her represented companies. Lupe Tomicic who works out of the office of Excel Funding (whom have been a local mortgage broker for years) appears to be sympathetic to your plight. I originally came upon Lupe as she introduced herself as a non-profit agency. Being ripped off once already when it came to loan modifications, I was attracted to the non profit approach and her location within the offices of Excel Funding. This woman uses LA/Los Angeles Affordable Housing,Unlimited Building Incorporated-Enrique Galvon (which just so happens to have the same P.O. Box as Lupe Tomicic), Building Blocks Construction, Cassa Bella Properties as her cover. She never divulges that she is actually using these corporations to sit behind. She uses a couple of different scenarios on her victims.
The first is offering of her services for free in hopes that if your property, (which she may convince you that you will not qualify for a loan modification on), does not sell than she will put it up for a short sale and collect the commission from the short sale. After signing a listing agreement with her and allowing her to secure and show your property, the property mysteriously gets vandalized. This allows the new buyers to have a negotiation war (which later, unknowing to you, become your unwanted/unknowing/non-paying tenants). This goes on for a period of 1-2 years, as you are being told that the bank is still considering it or that the bank need to get more appraisals. Every explanation is used. When you discover you now have tenants in a home that she has convinced you to walk away from and demand rents, you can no longer get her to return phone calls. When you do ask for copies of the documents you have signed she assures you that she will get them to you and never does.
After finding you now have unwanted/non-paying tenants you try to evict them only to find out that the title of your house has been fraudulently changed, not once, not twice but three times and the last change is to one of her represented companies. You than discover all these title changes have been fraudulently handled by the same two notaries, which have just so coincidentally lost their books, and good luck trying to get the Los Angeles Police department to try and assist you with stopping her. I was one of the lucky ones. I did not pay her to do this to me. Within my investigation I have found other victims that she was charging $700 per month each month she so call "extended" their foreclosure sale, that have also had this done to them. Putting the pieces together your title is changed to a person who is claiming bankruptcy so this throws your property into the bankruptcy department at the banks, with each change it goes into a never ending cycle of being placed on hold in the banks bankruptcy department so not only in the end gets transferred to one of her represented companies but it sets you up to perjure yourself in the bankruptcy court. Because this has not only been done to you but, unknowingly, you have been used to victimize other persons and now you are the owner of property you never knew you had so when you go through the bankruptcy process, unknowingly you do not disclose property that is in your name and now you have perjured yourself. By the way she will introduce you to a bankruptcy attorney who's signature is also fraudulently used to title your property out. Not only do you end up perjuring yourself without knowing it, the bankruptcy you have entered to try and save your home, does you no good because you now loose your home, because it is no longer legally yours and cannot be claimed in the bankruptcy.
Through this process she tries to get you to provide false information to the banks and/or the bankruptcy trustee so when you do discover what she has done to you she tries to hold it over your head so you won't report her. I know this because she tried to get me to omit one of my properties from my bankruptcy. I was lucky when I discovered a blank title deed, already notarized with my name on it on her desk, I knew I had to act quickly. I was able to speak with the banks directly and inform them of what I had discovered. I removed my modifications and continued to deal directly with the banks. I was given two of the modifications and Chase bank is working with me on the third one that she had convinced me I was not eligible for. The blank notarized title deed was explained away with "That was drawn up by mistake"-What notary notarizes a blank document? Others haven't been as lucky and they to this day have not discovered that they too have been victims of Lupe Tomicic. Their property is no longer theirs and they own other property they do not know about. Lupe does this all with no conscience or regards to anybody. All of us are presenting our pieces together because as individual claims they are being dismissed by the Los Angeles Police Department. The detectives seem to think this is merely a civil matter. Since when is fraud, forgery, taking a persons property, lying to the banks and the Federal bankruptcy department a mere civil matter? Her explanation is that she has assisted so many people that some will not be happy. That is the explanation given to me when I questioned her on the already listed rip-off reports.
These reports are very valid-TAKE THEM SERIOUSLY!!! There are only so many years that you can go back and claim your home if something like this has happened, but unless you ever re-fi or sell, you would never know that your property had been transferred because in the "when recorded mail to" this address generally contains an address that Lupe Tomicic is associated with. I know i am going into great detail but God has watched over me and has given me the ability to warn all of you. Beware of this woman or any company that is associated with her, take heed to a woman who can not speak on the phone in front of you, as this more than likely will be a complaint that she is trying to smooth over---- it will not end well.
