 Omri Shafran rent my apartment for 1 year contract located in Houston. He was using the apartment to sublet to other people for short term periods. The contract was very clear about his responsibilities and he agreed and signed. He has not payed the month of June and July with their late fees included for a total of $2528,00 by the date of this report. Also he (or his su tenants) incurred in some damages on the floor of the apartment that the total cost to repair is $1500,00. The contract signed by Omri Shafran as my tenant and myself as the Landlord, under the Texas Association of Realtors describes that tenant must pay all rent timely and without demand, deduction or offset. Landlord may deduct from the Security Deposit for damages to the unit and all costs associated to repair the property. My tenant commit abandonment because is in breach of this lease by not timely paying rent. Landlord will have a lien for unpaid rent against all of tenants's nonexempt personal property that is in the unit. TENANT WILL BE LIABLE FOR ANY LOST RENT AND REPAIRS TO THE UNIT. Attorney's fees also will be responsibility of the tenant if is default.
