In March 2008 the house where we lived in Modesto went into foreclosure so I packed up my 2 children and moved to Hemet ca. where we could stay with family until I could get a job and get back on my feet.

Living with family is just so hard to do so after a few weeks I rented a motel room by the week.

A lady at church who knew my situation told me about a mobil home park outside town that had a large mobil home for rent sign in front of it.
I drove out there the next day and talked to the manager in which he told me that he has one mobil home that is getting new carpet and tile and should be ready in about a week. The rent was $560.00 and the deposit was also $ 560.00.
I asked him if I could go see it and he took me over there.
It was a disaster but he re assured me that once they got the carpet and tile in that it would be much better. I told him I will be back next week to look at it again. I really wasnt sure about living in that mobil home but I really needed a place for us.

When I went back a week later the carpeting was in so I decided to take a tour of the whole trailer.
In the bathroom there was a huge hole in the floor, the tile was torn up, so I asked him if they were going to fix that hole and put tile in the bathroom also.
He said yes.
A week and 1/2 later I returned to see how much longer before we could move in becuase money was getting tight paying $300.00 a week for the motel. Well it didnt look like anything had been done on it since the last time I was there. When I spoke to the manager he said he was told the workers were finished. I told him I just looked at it and it is a mess there was trash and excess carpeting thrown on the porch outside and lots of other debris.
When we got there and looked at it he was in shock at the mess they left and that the tile hadnt even been laid yet.

This is a one bedroom mobil home but has another room built on so it made it 2 bedroom. ha ha

Now to make a long story short. they got there $1120.00 and we were able to move in a few weeks later after the tile was finally put in.

Well being in such a hurry to move in and worrying about the tile I failed to check out what else was wrong with it.
It was absolutely filthy when I moved in. The kitchen sink was filthy, the counters were covered in black grease and dirt, The stove top that was supposed to be brown was covered in a thick layer of black grease, The metal trays under the burners had foil on them that also had so much grease caked on it that the foil came off in pieces when I went to clean them, The sliding glass door had a handle but nothing for it to lock to, under the kitchen sink was trash and I think it was some type of contact paper that was falling off had mold on it and smelled stale. The cabinets still had flour, ramen noodles and other food left behind by the previous tenant. The trailer has those old roll out windows but no handle to open or close them, We had no air conditioning for the first month we were there. When they did come to fix the air conditioner it took 2 days to fix because the man told me the way it was wired it was a fire hazzard. The wall heater is filthy and it doesnt regulate the heat by the thermostat it just stays on .

I made sure that everything that was wrong I put in writing and gave to the manager as well as pama. But they only want their money they arent in a hurry to fix a d**n thing if someone is living in one of their properties.unless you tell them you will turn them in.
The bathroom yuck! it has a sliding door but no lock and doesnt close all the way. The toilet on the outside looked like it hadnt been cleaned for a while, now inside the toilet was so sickening it had a dark brown/blackring around it and when I flushed it the whole bottom was still brown. It took me several attempts to even get the ring gone with comet, bleach, scrubbing bubbles and a toilet brush.
The bathtub had a black ring around it and the bottom of it was just dirty.
The hot water was running out of the faucet but because the handle was stripped I couldnt turn it on or off without vicescrips. shower head was so
full of build up that the water only streamed out one area.
It took 3 weeks for a plumber to come and fix it

The bathroom sink didnt drain and was dirty, The tile guys cut around the vent but it was sticking up. There is much more but the clincher is Pama had the manager give me a 5 day notice to get out because it was being condemned by building and safety or code enforcement I am not really sure which one. It turns out that the room that was built on was done without a building permit and it isnt up to code. I went on line and found out that at that trailer park alone pama had 17 code violations and 5 were still pending.

Pama told the manager mike to tell me that they will transfere my deposit to one of their other apartments.

No thank you!when I went and looked at them they were worse than the trailer. There were dead and alive roaches in kitchen.
I left the trailer spotless and I even had the manager do a walk through with me, I also took pictures. I no longer live there and have asked for my deposit back several times but I just keep getting told it will be sent to me. We stayed there only about 5 months and even though I wanted to move out I dont think it was fair for them to expect to give me that short of a notice and not give me my deposit back. I even think they should have paid for my entire moving expenses and new rent. But that will never happen.
If you are a renter do a walk through with your manager and make a list of every problem before signing your lease. When you leave do it again. And stay away from slumlords.
