Preferred Inspectionis LLC came to inspect a house that I put an offer on and eventually bought. They found small things like the outdoor ceiling fan not working and some outdoor areas that needed caulking but no serious issues. After moving into the house I found a closet with a 1.5' circular spot of mold on the wall, the hard wood floors were buckled, and therre was mold all over the base boards. This was supposed to be my 1 1/2 year old child's room. He actually slept in that room the night before we found it. The inspection company blamed it on the closet being full of the seller's personal items when they inspected and they were not able to move personal items. It shows in their contract that they are supposed to check the drywall throughout the house. They did come out and put a moisture meter on the wall and check that there was no ongoing problem but that is as far as that went.

Upon further investigation when I walked around the house I found the front door threshold had been leaking and the wood floors had water damage. They were buckled up 1/8" and were soft. Brian, the inspector said that there must have been a floor mat in front of the door and that's why he didn't see it. When I called him about this, he said again that he is not able to move personal property and that there must have been a rug over the damage but this is not the case. I have pictures of the house when it was being shown and there was no rug there. Even then... the threshold of a door is a pretty important thing to check and to flip the corner of a rug over to inspect over it is not breaking any local or state laws for inspections. So, the moral of the story, if you want an inspector to come out and take your money, I think you can go with these guys. They're courteous and nice. You could probably request to use them if you are a seller and trying to hide a bunch of stuff. But... if you want a thorough job it's probably best that you find someone else.
