The best thing to do is to deal with a local bank that has a reputation to protect in a community. You deal with something that calls itself a bank but has no retail branches, you're asking for trouble.

I wanted to make sure our deposit policy was clear.
When you signed your application, you not only authorized us to charge your deposit, you signed that you understood our deposit policy. If you'd like to reference it, look for the document you signed called "Interest Rate Disclosure & Deposit Agreement." It sounds as if your loan was denied for income issues. If that is the case, we would refund any money not spent on your behalf. If your appraisal cost $350, you would be refunded $150. For the record, in a denied loan, we keep nothing. We gain nothing from working with a client we can't help. Our goal is to close a loan and help people. Not pay appraisers.
If no one talked to you about what your deposit was spent on, or if there's any money left to refund you, please get in touch with me. I'm happy to look into it.
