I ran across this site during a random search. I was interested in info relating to mortgage foreclosure surplus funds.I watched several  videos that were posted, and purchased his material. Did Mr. Buige rip me off in the legal sense? No, but in the moral sense he did.

I have bought information like this from other individuals who offer 100% refunds given a certain time period. Mr Buige offers this :

Well, in a sense he is right that this info is correct, but nothing special in my opinion. Other courses
I have bought in the past also provide info they feel is true and correct, and valuable also. Although, they still provide a refund if you are not happy.


I read his material,and still had some questions. His support is in a e-mail format, and my answers to the questions came from a text sent from a cell phone. I asked if his support manager   could call me at his convenience to answer several questions I had which he ignored.

I decided to start with the county I live in which is Collier County Florida. I found the list online of these properties  which was around 70. Out of these I found 5 leads. All the rest were sold by the county for much less leaving no surplus.

I sent these 5 files in to see how this company would handle them. Well the support manager wrote me back saying I made a mistake which if he had bothered to call me back I could have avoided. It has been over a year since ,and not one person has contacted me about these files.

After this treatment, I decided this was a wild goose chase not worth throwing money at . Mr. Buige
had my money with no recourse on my part, so should I waste more money and time hoping things will be different in another county?


In Collier County they do make a effort to notify these homeowners that they have money owed to them thru professional finders. Also, in capital letters on judgements sent to the homeowner clearly state they maybe are owed money. Mr. Buige claims counties do not do that because they do not have the  money which maybe true in some places, but not here.


I am not saying this material cannot make you money,but what does Mr. Buige have to lose here?
He makes money off his material with no refunds. Get's business handed to him for a healthy profit,
and guys like me do all the grunt work .

I realize I have no recourse with Mr. Buige in a legal sense, and my time and money is down the drain.Hopefully, others will not waste their money with this guy. Look at his website closely, and where are the people making this money?  Sure, there are these files out there,but where are the people becoming successful? There are none posted on his site I can see.

Good Experience with this company

I just wanted to add my experience to this complaint.  All of my emails and phone calls were personally returned by Shawn Buige.  In fact, he replied to 12 emails answering my questions along with phone calls.  I havn't had that kind of quick return with any company in this business before, especially pre-buy.  

 At a seminar once when I told the sales agent that I would have a hard time paying for the program they suggested that I sell my jewlry.  When I told shawn of my hardship he suggested that I save up until the program was offered again.

 I don't know the other guy's circumstances, but my questions were answered, and he did remind me about email support after purchasing.

 I'm grateful.

I found your comments here while searching for information on Shawn Buige's programs. I was specifically looking for complaints. I have read this whole thread and it seems to me that you are very frustrated. I understand that, but it also seems to me that you are being unfair, sir.

On Shawn's site, he is very clear that the program comes with email support only. There is no phone support offered. Under the terms of service, he offers no refund, unless his program is not allowed under the laws of your state. In that case, he offers a full refund. Otherwise, you knew BEFORE YOU BOUGHT IT that there was no other refund and NO PHONE SUPPORT AFTER PURCHASE. You are unfair to complain here about something that you agreed to before you paid him.

The cost of his programs is much less than similar programs available. I believe in his integrity, Billd, and I hope you will work the program harder. Don't give up after just your county. Please give it more time. Work within the support system that is offered, and see if it won't work for you.

I was a part of a program, very briefly, that cost $1000 with a 10 day return policy. They honored the refund, and I appreciated that so very much, but I only had the courage to try that program because of that refund guarantee. I bring it up here because, on THEIR terms page, i had to agree to NOT POST ANYTHING NEGATIVE AT ALL online. PERIOD. And it just went on and on and on. That really scared me. What were they trying to hide? Now, I believe they are honest, but man, those terms were a reason for pause.

On Shawn's terms page, there are just a few paragraphs. That's it. Very simple and concise. He has nothing to hide, so he does not require that you not criticise him online. I believe that that says a lot about his character.

I was watching on Youtube, "The truth about Overages. Don't Get Scammed." That video, by Shawn Buige, opened my eyes about the flaws in some of the other programs offered by his competitors that I was considering buying. I trust this guy, and I just wanted to say so. If I decide to enter this industry, his is the program that I will probably buy, because of that video, among other things.

And you know, when you look at all that he has to do in order to profit from just one of your referrals, I can see where he does not have the time to spend with phone support. In his business, time definitely IS money. Perhaps he could offer PAID phone support, where people who need to speak to him can PAY for a brief consult. I know of other professionals who do that.

I was VERY surprised to see a Ripoff Report concerning this course.
I'm a grandmother who lives on Social Security and there was always
more month than money. I NEEDED and WANTED to earn  extra income.
I wanted to do something that I would enjoy and I thought would work. I
finally borrowed the money from my son to purchase the course, and I read
every word and watched every video several times. This has been a dream
come true for me, to date I've earned over $6,000. paid my son etc. This is
NOT for everyone if you can't read or follow directions DON'T PURCHASE this
course. I have spend many hours on the computer and searching records. But
the money I've EARNED was worth it. I feel good about where I am and what
I've earned. Even OLD people need to feel useful.

Let me say I made 2 calls before I bought his info during the hours he posted. The number rang with no voice mail. That should have set off bells, but I ignored my better judgement.

How can you make a decision about an e book  until you read it. Even if you call Mr. Buige what do you think he will tell you tell you.

phone support is not part of our offering and has never was part of our offering.  my phone number has always been on the web site, on the main video, for pre-buy questions. so i have always offered my phone number on prebuy questions.

Let me ask you this? Mr. Buige has your money for a e book and phone support I bet you have not used once, and probably never will. Now, think how many other people like you that have done the same thing.

He  rants on about all the time his customer trainer spends on support, but how much time has he spend on you, or the others who feel the way you do? It is just pure profit in his pocket,and if you send him a deal that works out he makes money there.

Is everyone a liar

It seems that anyone who does not agree with Mr.Buige is a liar. Whether he offers better  phone support, or a e book will not help you one bit.

Where are his success stories, and why does he not offer a refund? I have bought other programs which all offered a refund of at least 30 days.

In my case, I spent $297, and a lot of my time going to the court house going through many files. Plus, the cost of making copies ,and postage sending my 5 files . Honestly, I would have liked to send him a 100 files if they were out there.

What money has he lost with me? Several minutes of time to respond to a question on a I phone.

His support manger could not even call me once for a couple of questions I had at his convenience.

Now he has time to take calls ,and post a phone number. I wonder why that was not the case earlier.

He does have costs, but I am sure he did not hire a lawyer in my case. He did not have investor costs,or even bother to do anything more but throw my work in the trash .Plus, I even spent money on a skip trace service, so who lost money here?

Now I have to hear Mr. Buige cry about me lying about his program. What exactly have I lied about?

I tried his program in the easiest state (according to him) in one county and found 5 files which most had tracers assigned to them. Would you waste anymore time or money with this program?

I know that title probably surprised quite a few people, but it is true.

The support that we have is email support only, opening a ticket on the web site at http://www.surplusfundsriches.com.  System users click on the word 'support' at the top of the page and 'open a ticket'.

By 'real time' I am assuming that Sam means one of two things:

1. Call in support.

2. Real time email support.

We're simply not set up for either of those.  This is for a number of reasons.

First and foremost, we partner up with our researchers.  That means that we handle the 'heavy lifting' - we can do the skip tracing, negotiations and hire the attorneys, paying researchers a percentage - 8% of gross if they do not find the claimants, 15% if they do find and verify the claimants.  With the average transaction at $25,000, and with us paying on the gross surplus amount - not some vague net amount - it is actually very good. 

With this in mind, we obviously have incentive to train folks and get them up and running as quickly as possible, so that we both benefit.  The focus is, and always will be, on getting the deals done.

Unfortunately, real time training, without putting an outrageous upsell on the program, has not proven to be cost productive.  This is because people do not formulate questions prior to calling, we refuse to hire folks that respond to questions with a 'script' like some programs do and - with the differences in state statutes(laws) - we have to often research answers prior to responding.

We are doing deals with our researchers.  I answer pre-buy questions from 9AM to 1PM Eastern Standard Time, Monday through Friday.  After 1PM, I concentrate on training our attorneys to retrieve the funds, and on working with creditors to buy debt that is entitled to the surplus, or to work out a referral on the monies.

Jeff is my main trainer, and has been with me from the beginning, starting out as a researcher.  Even though we put a '72 hour' - three business day - response time out there for support, we have consistently averaged under 24 hours in getting back with email support.  That is, during business days.  I encourage my support, underwriting, and administrative folks to take weekends off and to 'leave work at work' at the end of the day.  So a support question put in at the end of the business day on Friday will not get answer until Monday or Tuesday.  It is important to note that all of my staff are subcontractors, with over 50% of pay completely dependent on deals being put together and brought to fruition.

We have tried to use blogs in the past.  However, opening up a blog universe created a huge problem.  We had a lot of folks getting onto the blogs and giving wrong advice.  We spent more time fixing the incorrect posts than working with questions one on one.

We also tried call in support and it simply did not work.  Without charging an enormous amount of money, we can't offer live call in support.  I will look at this again in the future.  The reason we've avoided that, again, is that we want real support personnel, who have actually worked the business, to answer the questions.  Also, State specific rules, etc., make it impossible to set up a one size fits all system for answering support questions.

I will look into the live support issue again, but have fought that since day one because we are actually partnering up with our researchers and doing a lot of the things that they could not do themselves.   As a result, the value of taking someone off putting a deal together, in order to handle support, is very high, and would necessitate a high charge for live support.  But, I'll take another look at that.

I welcome all suggestions and very much appreciate this feedback.

Finally, I too agree that I took an inordinate amount of time responding to the other gentleman's complaints.  However, I could not let his lies stand.  And, I am going to respond to an attack like that.  We conduct ourselves as professionally as we can, to the best of our abilities.  We attempt to be completely upfront on the site before folks buy (to the point where I'm practically talking folks out of buying if they're not going to implement the ebook), and are upfront about how we handle support, underwriting and funding deals, etc.  As a result, I do take it as a personal assault when someone lies about the program - not you, Sam, the previous person.

What Mr Buige is missing here is lack of real time support. People that are new in this business will make mistakes and need the real time guidance to make it happen. Relying on ebook and email alone will not cut it! I also bought the program and find it difficult to proceed because of lack of real time support. All the time you spent writing rebuttals here could have better been used providing phone support and expert advice so that folks can make less mistakes and submit more files. That will be a win win for everyone don't you think?

I used the wrong term when I said 85% profit, and I should have said of the difference - expenses.. Either way,the costs he mentions are the cost of doing business. I have no problem with Mr. Buige making a profit ,or am I  concerned on how much he makes on a deal.

He calls me a liar for what I say here.

1. He sells a course that offers NO guarantee. No response from Mr. Buige yet.

2. He shows one check ,and mentions one guy from Florida as proof that his system works.

I am not the one here stating I have more business that I can handle in a lifetime. I just expressed my results from one county in Florida. I am not making statements about Florida being an easy state for business when I do not live there.

These deals may be out there, but how many there are is the question. I have lived in Florida for 30 years, so I think I am more qualified to speak about this market than Mr. Buige is.

Florida had a huge uptick in home prices during the boom, and many homes are sold at auction for much less than what they were financed for.As a result, there is no surplus to work with.
From what I saw in one county should not be that different in others.Granted, things may be different where he lives, so I cannot speak to that.

I will let the folks that read this determine whether or not you are a liar by looking at your claims and comparing them to what is on the website.  They can decide if your comments were slanderous, and your actions in the posting are really aimed at setting the record straight, or at attempting to slander me and my program.  http://www.surplusfundsriches.com



There is an easy way to avoid being called a liar, Bill - don't lie.



I stopped work on your files.  If you see no benefit in partnering with my company, then you should have never sent them in, and you should have worked them yourself. 



The truth is the system is a unique opportunity for a great many people, that the checks on the site represent payouts not only to me but to researchers who purchased the program, and that we provide a valuable service.  And YES, the researchers and my company are in to make a profit from the recovery.  I am not doing this as a hobby, or for fun, like, I don't know, someone who would turn in 5 deals and stop.  I negotiate with claimants to earn an income.



Both the researchers and my company have to work the program consistently.



85% of the profit?  I pay up to 15% of gross to the researcher, OFF THE TOP, when they skip trace the person, 8% OFF THE TOP, when they do not skiptrace.  That leaves 85%.  THEN I buy out the claimant, usually for about 40-50% of gross and pay a hefty interest to my investors on that money.  The average deal is $25K.  The average attorney cost is $1500.  So -



$25,000 - less $12,500 to the claimant(yes, worst case), less $3750 to my researcher, less $1,500 to the attorney, less $3,000 to the hard money guys (they charge 20-25% for a 4 month roll) is $20,750 in cost, leaving $4,250.  Check your math.  That's 61% of profit.  I don't know of any program that will front the buyout costs, take all the risks, pay for the attorneys, pay the hard money guys, and still pay 39% of gross profit (net after expenses) to the researcher. 



In Florida, my attorney charges 10% and travel or, in this case, $3,000.  In that case I would make $2,750 on the above example and my researcher would make $3,750.



Yes, I will make a higher percentage IF I can negotiate a lower payout to the claimant, IF the deal is larger than $25K, and IF the attorney for the area charges a set fee and not a percentage.  Of course, I have to still make the deal fly.  In addition, at $10K (our minimum), I actually make less than the researcher, because fixed costs do not go down.



IF I do the skip tracing, contact all the relatives and associates, etc., I pay a telemarketer, a mailing person, microbilt for the skip tracing information, postage and phone.  That's around 7%(actually 1.4% but we will contact 20% - higher than the industry average - so we pay 7% per file - 1.4 over .2), so it's a wash for me - just passing on my savings to the researcher for doing some more of the upfront work.



85% of profit? Now you're showing your ignorance of business in general and expenses.

My Closing Statementt

I really do not like being called a liar by Mr Buige for making a point that he no longer offers a program he sold to  me. It is not on his website and I just wondered why.

Once again, he avoids like the plague his guarantee, or no guarantee.

Now he shows one check of proof that his  system works. Big Deal! I bought his program over a year ago and that is his only success story.

This site is for people like myself to express my opinion. I told him I was going to post here, and he
said:  "I don't respond to posting threats" I do not remember sending any threatening messages to him about taking him to court, but just that I was going to post here. I am not screaming at the world as he calls it, but just offering my impressions of his system.

I am not writing here stating I bought his material, and never did anything with it. He dwells on the fact it was only 5 files, but he made the statement he has more business than he can do in a lifetime. Well,that was not my impression in Florida which he says is a easy state to find business.

He can sell his material to as many people as he wants, and plus there are others doing this same thing who are not affiliated with Mr. Buige. He really has nothing to lose here. He only pays out if
there is a deal. The cost he mentions are the costs of doing business, and considering he makes 85% of the profit he should be expected to spend something.

In conclusion, look at his site and ask yourself this question. What has Mr. Buige said here that shows what I have said  is untrue. I waited over a year to post this conclusion, and not ONCE
did I get ONE communication from Mr. Buige company until  now when I said I was going to post
here.My I am not posting behind his back, and all I am saying is I was a fool to believe his hype. It is just my opinion.

I can't thank you enough for posting that last response.

Now folks can fact check you and see that you are posting lies.

First, the bankruptcy ebook is still offered.  It is only available in the 'ultimate bundle' because we want to limit the folks that can get it.  This is because there are 96 federal bankruptcy courts, vs 1000's of county courthouses.

Second, there is a check online for a student from Tennessee who is doing the program without our funding/partnership.  That's right on the site.  It's not made to our company.

To further address that - we make the deal with claimants for our researchers, fund the deal with our investors' money, and hire the attorney.  Of course the check from our centralized attorney is to us directly.  We cut final cost checks from the attorney.  Why would we have the attorney send the checks to our researchers?  We send them a check. 

Lastly, if you're going to quote from an email from me, then put all of them online.  I offered you the opportunity to speak with the young man in Florida directly - the one that I used as an example in my last rebuttal.  You chose instead to post lies on ripoffreport.com

And not mentioning my offer to have you speak with someone successful in your same state - that's a lie of ommission.

I hope that you find a program or job that is right for you.  Meanwhile, if you're going to take potshots, please at least fact check yourself, and don't make a fool of yourself with lies that can be checked right on my website easily.

This is exactly why I don't give refunds.  It is clearly stated we use email support, Florida is easiest
state to work, it is clearly stated we don't give updates (except whendeal put together) until 10 files in, you say we're not working them and then say we have files so we can't lose, and you say I post no proof but have actual checks on website.  Have a nice day.

Does it really matter what others charge for support as an excuse for not making one call that would have answered the problem I had. Clearly,Mr Buige cares more  about rules than helping people.He states that he has time to take calls from potential buyers of his material with questions, but no time to answer one question from someone who paid for his course.

Where does he determine that Florida is the easiest state to work given he lives in another state.
He shows pictures of several checks as proof made out to his company, but where are these people who are making this money? He mentions some guy from Florida who made $5,500 from 20 flies, but were is one actual person that he mentions by name  on his site? It would seem likely that if this system worked that well he would have some proof beyond pictures of checks made to his company.Mr Buige works 5 counties in the state where he lives doing this exact thing, so how does anyone know that these checks came from his students efforts?

He also avoids completely the subject of his guarantee that I mentioned for good reason.
it is nothing but a legal way to avoid giving back money when people see his system is not what he says it is and give up.I wonder how many people there are like this.

Mr.Buige sold another program for collecting bankruptcy surplus funds that were collected by the court but not disbursed. Funny I do not see that being promoted anymore. Wonder why that is?

Here is a statement  from his website:

Well, I worked one county in Florida, and that was not the case here. I went thru 70 flies myself at the court house which took some time. Most were sold for much less than what was owed on them.5 was all I found, and several had tracers assigned by the judge to find these people.

My $297 is gone. Take a chance with this guy, but do not say you were not warned.

This gentleman turned in 5 files.  He is in a County in Florida, the easiest State to work in.  He worked only mortgage overages in a County with unclaimed estate monies (huge opportunity in Florida) and tax sale overages.  In most Counties in Florida, the tax sale overage list is online and the majority of the research tools needed are online.  In addition, he is a quick trip to 2 counties with online lists.

Even if he could not work the County he is in, he could put 15 minutes into an online search for overage lists in the surrounding Counties, a few hours in drive time, and 10 hours into turning in 20+ files.

We have a recent researcher - also in Florida - who turned in 20 files and is about to get his second check, putting him over $5500.  He put in 10 hours of work to do that - $550/hour.

This gentleman states that we make the money on the ebook and insinuates that we do not work the cases.  This is untrue.  The cost of the ebook covers two main costs on our end, and requires that folks have 'skin in the game' - meaning that they are more likely to work the program if they have invested in it. 

The first cost that the ebook price covers is the cost of support.  Unlike our competitors that charge tens of thousands of dollars for support, we offer free email support using our support system.  He received an immediately response from me, via cell phone, because he sent a question to my email address, not the support system email.  I immediately responded telling him to use the support system.  We do NOT give phone support because email is far more efficient, allows the researcher to formulate a question, and gives us the ability to give great support, while not taking away from making deals with claimants, on behalf of our researchers.

We immediately got back with him on his incorrectly filled out title worksheet on files he sent, because we needed the conclusion to be correct in order to go after the correct claimant, and strike a deal with the right person.  We would not have gone to that trouble if we were not working the files.

We are upfront about our policies on the website and on the videos.  We literally attempt to stop folks from buying if they do not intend to apply the material or work the program with enough files to generate income.

Our support system works with Infusionsoft, where all questions for support and the answers that we give are copied for future review.  This comes in handy in these instances.  We did not leave a single support question from this gentleman unanswered.

We do not give ongoing monthly updates to researchers until they have hit 10 files turned in.  This is to allow us to work with the folks that are consistently working the program, and limits time spent on folks that turn in a few files and then stop.  This is spelled out in the ebook.

Of course, we contact researchers whenever we put deals together on their behalf, regardless of how many files that they have turned in.

Every County, in every State notifies all folks potentially entitled to surplus funds and/or excess proceeds.  The County sends a letter stating that they may be entitled to surplus funds and says to hire an attorney to see if they are in fact entitled (that's why we research claimant'.  Further, the County sends these notifications to the last deed holder at the last known address - usually the foreclosure address - and to lien holders and/or their substitute trustees.  Lien/mortgage holders do not follow up in most cases because there is no guarantee that they are entitled to the monies and because they are often - as second or junior lien holders or mortgage holders - out of business.

This gentleman states that we make the money off the book sale, and then states that we make the money off the deals that we put together, and that he does all of the 'grunt work'.

It takes a half an hour to do title work on a deal.

Once the files are turned into us, we skip trace the claimant sending out usually over 400 letters and/or postcards over time to the claimant's addresses and all of the claimant's possible relatives and associates.  We also call all numbers, repeatedly, for the claimant and for all of their relatives and associates.  When we put a deal together, we hire a mobile notary, have title work done by an attorney to confirm the title work the researcher did, pay court costs, buy out the claimant upfront and pay generous interest on the buyout to our investors, and pay the attorney to petition the case.  I don't think 1/2 hour of work - okay, if you're just starting, an hour - is 'grunt work' compared to what we do on our end.

We have stopped work on all 5 cases that this gentleman turned in. 

We sincerely hope that this gentleman can find a program that fits his needs better, that he can consistently and successfully apply.
