On November 21st 2016, I called and inquired about a rental home in Nampa. The information that I received about this property was that I was the first applicant, I would be able to move in by my desired date and I meet all the requirements in order to be approved. I applied online and received a call from Sherry Oliver, she said that she would not rent to me because of my non-employment status and she did not consider my lawful verifiable source of income to be reliable. She went on to say that her husband was in prison and he did not pay child support. I have no idea why she felt the need to share this with me.

I disputed the credit check charge with my financial institution and Real Property Management sent over my complete application which contained all my personal and private information in order to reapply the charge. According to the Fair Housing Act, “A property owner cannot choose to reject an applicant based on where his income comes from as long as it is a lawful source (e.g., alimony, child support or other compensation). “ it states in my application that a privacy policy is available to me and implies that my information would be protected. Real Property Management Nampa violated their own policy in order to be compensated for discriminating against me.

I don't work for this property management company at all. I might be able to offer a little bit of insight though based on my own experience. It might or might not be discrimination at all. It sounds like you need to get more details from the property management co that turned you down for a rental, so you know for sure what specific item caused your denial. They should send you a denial letter with details, and if you see that they have made an error, you can appeal.   

I have found one of the most common reasons for a tenant to not be approved is that the total gross monthly income does not meet the minimum standard required to rent that particular unit. For example, where I am the minimum standard is three times the gross rental amount. For example: If the rent is $1500 per month, then the minimum household income required is $4500 per month. 

The one thing that concerns me about your post is the fact that you authorized a credit and background check but contested the cost when you failed to get the rental. The credit and background were completed, according to your complaint. That is no reason to dispute the charge with your financial institution. It is fraudulent to contest a charge you authorized. However, if that property management company sent over your application showing you agreed to the charge without redacting your personal information, that too is not right. Was the personal information in the application redacted? 

To save you time, effort and money, consider working with a good Realtor to help you find a suitable location.
