First, beware of the “bait and switch”.

After selling my home of thirty plus years I thought I would like to move to Sun River St. George.  After looking at everything Sun River had to offer, I decided to buy one of their pre-built spec homes. They are priced below what it would cost to build the same home from scratch. Well, after doing hours of paperwork on an offer and depositing five thousand dollars as earnest money, my sales person came back with excuse after excuse why we couldn’t have that house.

Instead he wanted me to build a custom version of the same house at a substantially higher price tag. He did not provide a written counter offer or anything official, just a lot of verbal nonsense. The offer he proposed would have cost me substantially more for the same house and could only be built next to the freeway (I15).Lots next to the freeway are all they have left and they want 20k lot premium for them, 20K for lot premium next to the freeway? No thanks.

Second, beware of the contract.

The purchase contract is not a standard Utah real estate contract and does not contain the “due diligence” clause. This is the clause that gives you a time frame to inspect the property and conduct whatever third party inspections you might need and not have your deposit at risk. When I told my salesman that I wanted to include a similar clause in my offer he tried every trick in the book to persuade me not to. Including, pounding his fist on the desk with a lame effort to bully me. He kept telling me that I didn’t need such a clause. Instead, he kept referring to another document that affords me these rights. Well, after reading the document that he was waving around, it specifically spelled out the fact that the Sun River is not using a standard real estate purchase contract and this clause should be written into any offer. What? Did this guy think I couldn’t read English?

By the way, my salesperson was Boyd Luke. He has a big smile and a warm greeting but watch out for this guy.  I choose him because he actually lives in Sun River and he represented himself to act as my buyer’s agent. HA! Some buyer’s agent he turned out to be. What a joke. This guy has to be the world’s worst buyer’s agent to try and get me to swallow this deal. However, I doubt that any of the other agents at Sun River are any better. Do not go into this place without your own trusted buyer’s agent or better yet an attorney because these sharks are out to clean you out of everything you have. They are trained hustlers and know every trick in the book.

Third, beware of the overpriced low end construction.

As far as the houses are concerned, these are low end cheaply built houses from top to bottom. The base house includes nothing and I mean nothing. Everything is an upgrade. They make the model’s look beautiful but that’s not what you get unless you spend a lot more money, and I mean a lot more money! The price of these basic low end houses are way out of line. You can buy a similar house with many more upgrades for less all over town. They add on options like a water feature for 5k and high end tile at $10.00 per sq. ft. but the windows and insulation are bottom of the barrel. They are preying on people from out of town that don’t know the actual price of homes in St George.  Check around and see for yourself. If you’re from California you need to be extra careful because you are the main target here at Sun River. They assume that you sold your house for much more in CA and are ready to dump a load of cash their way.

The house we were purchasing had multiple code violations and items that were supposed to be included on the upgrade list were not present. They advertise these homes as including 80k in upgrades but after checking off each item I found that the list was padded.

Sun River likes to keep control of the sale prices even on resales so their new homes don’t get undercut. They have created an artificial market to prop up new home sales prices. Everybody that I have talked to tells the same story “I paid too much”.

In the end I did not buy their cheesy low end house. Thank goodness my salesman Boyd Luke was such a jerk and caused me to pick up and run. I did receive my deposit back but only because of the “due diligence” clause that I made him include. Otherwise I probably would have kissed my deposit goodbye.

 

Last but not least beware of the reverse mortgage.

So now after they get their hooks into you for an overpriced low end house they try to stick you with a reverse mortgage so you can afford it. These reverse mortgages are the worst mistake you will ever make. With the high upfront costs, compounding interest, mortgage insurance and probably commissions to your salesman your equity in the home will be depleted in no time and the bank will own it. Don’t be fooled with this con game. Do the math and you will see what I’m talking about.

My experience with this place was the worst thing that I have ever had to deal with but thanks to my salesman Boyd Luke being such a transparent rip-off he prevented me from making the biggest mistake of my life.

We have since purchased a lot elsewhere and are currently building our dream home. My best advice for anyone wanting to buy a house in Sun River is to be extremely cautious or better yet go in with an attorney. These people are real sharks and you’re the bait.

Sunriver New Home Sales

I agree that the price for new homes may be high as they charge a bundle for every little upgrade. However, Sunriver pre-owned homes sell for far more reasonable prices and you can get a lot of value for your dollar. Many of the pre-owned homes offer a lot of upgrades and are therefore built well. Also, older homes (10 or more years) are very well built even without the upgrades.

These homes may be a little more expensive than some of the other homes of the same square footage in greater St. George, but you do have to consider that the amenities offered with Sunriver homes beat anything in all of St. George ... club house, pools, pickleball courts, tennis, dog park, bocci, etc. etc. as well as many clubs. So in my view, if the pre-owned homes are slightly more, the amenities make them worth it.

I completely agree with the rip off report. My friend bought a 2200 sqft house at Sun River for $540,000. A house that size in the St. George area sells for $250,000 to $300,000. Now to be able to sell thier overpriced houses, Sun River tells the buyer that he can have a reverse mortgage and that the buyer only needs to pay 40% down. If you do the math, 40% downpayment equals the average price of a 2200 sqft home in St. George so the buyer would not need a mortgage if he would buy the same size house outside of Sun River. They tell you that the reverse mortgage is great because you get money without paying any mortgage payments. But think about it, the home is only worth about $250,000 so why should you even have to have a reverse mortgage and you never get to see that money anyway. My friend now pays $400/month for mortgage insurance. With todays mortgage rates, you can get a $150,000 mortgage for $400/month. My friend could have bought a house in St. George for $400'000 if he had invested his cash of $250,000 and took out a $150,000 mortgage. You can buy a 4000 sqft home in St. George for $400,000. Don't fall for this scam. It will never be possible for you to sell a 2200 sqft home in St. George for $540,000 so the minute you buy the house, you have lost your whole investment.
