VERY strong word of CAUTION to all traveling to Cancun Mexico.  

Mexico is a beautiful place to go but beware of timeshare scam.   Lies They tell you it will be 90 minute no pressure presentation and tour, but they kept us for 4 -5 hours.  Probably the only way to get out with no pressure might be if you DON'T go in there at all.

They will wine you and dine you, while they ask many questions to gauge how much money you can afford to lose.  They will pose many simple questions to get you used to answering "Yes" to them.  They show you a stunning condo, make you believe you are going to make a lot of money buying their timeshare, because they say they will rent it out for you, for more than your costs. A great investment they say Lies!  He explained that the profit we would make would cover the amount we would be making on payments.  They would sweeten the deal by adding additional rental weeks into the deal.  This is a huge scam full of verbal promises not written in contract, where many have gotten suckered into losing thousands of hard-earned dollars.

In a large room overlooking the ocean, many people were assembled around tables where everyone is served free alcoholic beverages and then it all began.  Overbearing, pushy, and never-ending, they keep pressuring you to buy a package, and every once in a while there would be cheers and champagne corks popping as they celebrated another sale.

At first, they presented a vacation package that was outrageously priced for us, and then another somewhat lesser one, and we felt pretty certain that we could just turn this down and be on our way.  Not the case at all, they worked and worked on prices and packages for hours continuously offering more alcoholic beverages along the way.  We wanted to leave several times, telling them that we were not interested but they wouldn't back off!!  Eventually the price came down to something we thought we could actually afford.  After spending half of a beautiful day inside there with these pushy salespeople we finally agreed to purchase one of the packages, but because of pre-existing Cancer and reduced Life insurance, we said it must be Life Insured.  "No problem," they promised it would be fully Life insured.  Lies.  To celebrate- they bring out the champagne because you are now helping to convince the rest of the SUCKERS in the room, that THEY are missing out on such a great deal.

Unfortunately for us, they neglected to put their promises in writing in the Contract.  You don't know where it is in the contract, as they get you initial page after page of their documentation.  They included a few addendums for this and that Special circumstance, and get you to sign that you "Waive the right to cancellation".  LIES this is illegal in Mexico you have the right to cancel by LAW, but they want you to believe you do not, so you miss the deadline.  As they shuffle the papers together for their office copies and sales copies and finally your copy you don't know where everything is.  You have given up a day for this 90 minute no pressure presentation, and you are glad to finally be able to enjoy the rest of the day, and the rest of your stay on Vacation.

It wasn't until a few days later we got to looking at the contract papers in detail, and noticed their promise of Life insurance is not there.  Also, there are clauses about you NOT being able to sell or rent it out like you thought you were going to be able to make money on this investment..?  No mention of the Life Insurance they promised.  Lies!  No sign of the documentation about "Waive the right to Cancel" because then you would have proof to take to court and maybe have the whole contract nullified.  By the time we got home and able to search the web for more info, we see many people who have registered complaints because they have tried to cancel and cannot, tried to rent out this fabulous investment and cannot, and many people who are trying to get out of their contract with Sunset Group, and cannot sell.  We contacted our credit card company to cancel, but they refused to cancel as we signed a legal contract they say doesn't matter Sunset Group lied in their promises -it wasn't in writing.

So we canceled our credit card to prevent further losses, and sent cancellation notice to Sunset Group, but they say we missed the deadline to cancel.  They have threatened us with Legal action and Collections Agencies, and completely gloss over their lack of upholding promises, and they broke the law protecting your rights of 5 days to cancel remember they made us sign an additional document which they conveniently kept so we wouldn't have proof.  But too bad we are out the more than $8000 dollars deposit.

As several others who have had bad experiences, I would discourage everyone from agreeing to participate in the 90 minute 'presentation'.  If you do, say NO or that you want to take the UNSIGNED contract home to review with a lawyer first.  Any reputable company would let you do that.  In my case it was 5 hours long of VERY high pressure sales, 3 sales people tag-teamed all day.  And you will feel "captive".  At some points I wanted to just pay to get out of there.  It was very stressful then, but you are better to get out of there without signing any contracts.  Believe me.

I have been trying to cancel my contract and receive a refund since Feb 2009 and like many  others, this experience has soured our vacation to Mexico.

It is always best to hire someone skilled to do so, unfortunately in most cases these companies dedicated to cancel timeshares usually cheat for the second time to their customers since they are vulnerable and desperate. If you are thinking of hiring them you just have to make sure you do not have to make any payment upfront.
