 I feel like I have been completely ripped off by FPI Management as far as living expenses. $2,164.00 month for 3bdrm, 1 1/2 bath. They would have you believe this is a very nice, clean community when the exact opposite is true. They're promises with a months free rent and a low security deposit is probably the best way to get victims to live here. I moved into this complex 8/10/15 and moved 2/1/16 as I was told they would let me out of my lease early and thankfully I found a new place to live the next day. For starters the day I moved in they were supposed to remove their refrigerator and upon arriving with my refrigerator and food I had to ask again that they remove it which took them all day to do.

Upon move in, I did not receive a mailbox or mail key because the door was broken. When all is said and done, I did not receive a mailbox until the end of September. As a result, my forwarded mailed literally had no where to go. I have had a delinquent account, late payment on another card and an electric bill I found four months later in what was supposed to be my original mailbox. Management used every excuse as to why it took them so long when I asked several times that they put something temporary on there so I could at least receive my mail. What happened after all this time? They gave me a different mailbox when they could have done that in the place. Date of move in neither shower worked and toilet

wouldn't flush. Second day of move in there was a broken knob and the water wouldn't get hot, tub was clogged, blinds were missing in the kitchen, kitchen light cover was damaged, there was a leak under the kitchen sink. Day three, shower and tub were not draining. Day five, dishwasher was broken and needed to be replaced. Wall on left side of front door had water damage and a hole. Reported roaches in the kitchen and when they came to treat it they couldn't because I hadn't packed everything up from the kitchen. No one informed me of this and I had literally just got done unpacking. Reported huge roaches on my patio and outside of my apartment. When it get hot they are everywhere and you literally

have to watch where you're walking at night so you don't step on them. Towel rack came off of bathroom wall. Half of the toilet was coming off of the floor and was not deemed an emergency because they said it wasn't leaking. At least two weeks before they replaced it after several phone calls. Left and did not repair the floor until a week later. Shower and sink clogged again. Bathroom sink clogged again. Shower stuck on hot. Tub and sink not draining again. Heater was not working and took six days to get it working. Bathtub not draining again. Closet doors in two bedrooms had peeling paint and came off the track. They forgot to put the bottom piece on so I had swinging closets now. Pantry door coming off

hinges. Kitchen blinds replaced as they kept breaking. Termite damage/water damage on patio so they painted over it so it was cracking and falling off. Bathroom sink clogged again. Called in for roaches again. Had termites flying in apt, droppings on windowsill and as I'm moving there is a lot of termite droppings on top shelf of closet. Security gates had been inoperable since the day of move in. Trash and garbage always in carport areas. Windows being busted out of cars on a regular basis. The six months I was there the fire lane was always blocked. Dog crap throughout property. Cracked and raised concrete throughout complex. Serious safety hazards. Both bathrooms had a gaping hole where the lights

were and anything could crawl thru. Asked a couple of different maintenance guys if there was something they could do and they said no, that's the way they came. When I started raising a stink, they didn't like this at all. As a result, they responded to the BBB that I was seen a number of times around the complex intoxicated, false. They didn't like the fact that I was telling prospective tenants that this was not a nice place to live so they called the sheriff's to come out because they said I was harassing people. Now mind you all this is happening two weeks prior to moving out. Management tells the police that she received several anonymous calls from tenants and they don't want to say who they are because they

are afraid I might do something to them or their car. Here's the best part. There is a letter from someone stating I was harassing and trying to coerce her to say she had mold and roaches in her apartment and I was leaving notes on her care. Come to find out, this letter came from the owner of the construction company working at the complex. The guy from the front office sees me talking to someone in front of the complex and literally comes running out to ask these people if I'm harassing them. Seriously?? So much more to tell. Bottom line, everything about this place has been stressful since the day of move in and I couldn't get out of there fast enough. Management, obviously, will do and say

anything regardless if they're slandering you because of their problems. Reports of mold, roaches, termites, rats in others storage spots, bed bugs. All of this for 2,165.00 a month. God awful!

Wow is all I can say. Upon furher investigating this company and whom, in my opinion, is using several alias management company names, just gets worse. When you speak up, they will indeed retaliate as I have had this happen to me.

The atrocious things they are doing to prospective and current tenants is beyond ones comprehension. After all, this is a billion dollar industry who thinks they are above the law. 

Know the law and what you are signing if you're even thinking of moving in to one of their complexes. Their game is to spend tons of money on the outside of their buildings while neglecting the insides. You can go through Yelp and review complexes managed by them which speaks for themselves.

They keyword phrases to look for on the good reviews is "above and beyond", "rocks", "bends over backwords", "friendly office staff" and so forth. It's beyond ridiculous. Let's not forget the "shop photos".

Atrocious lease buy out fees (read the law), uninhabitale conditions (read the law), erroneous charges for cleaning and repairs (read the law), not returning hold fees, etc., etc., etc.

It is also my opinion that they are making a profit from the third party utilities company and the towing company (illegal).

Paint the complex, add ammenities, put new countertops, appliances and such into apartments so you see nothing wrong and who wouldn't want to move in?

Now, look at the photoes tenants are publishing on a public forum to find out what's happening on the inside. You may not believe it until you move in and at that point you will feel stuck as I did. 

How gracious it was of them to let me out of my lease early and return my deposit. Why? Because I started to speak up and they didn't like it. 

What did I do? I taped a poster on my car that said their complex had roaches, mold, termites and such and to call the health department. I also warned a few prospective tenants about what is was like living there.

Low and behold and literally days before I was moving out, management suddenly appears with a letter from a tenant stating I was harassing her and trying to coerce her into saying she had mold, roaches and whatever else and stating I left a note on her car.

Management calls the police and when they show up at my door, they state they have received about ten calls from tenants stating I was harassing them and they were afraid to say who they were because they were fearful that I might do something them or their car. The story changes when management says they are the ones that got the ten calls, which is different from what I was told from the police.

Get this, I should leave quietly or they would come back and arrest me. FOUR DAYS befor I moved out. Does it get any better than this?

I have stated some of these issues in my first report and am just reiterating and letting everyone else know of the things I have found out.

Please read your lease and understand it prior to moving it. That in itself may deter you. Will keep you posted on updates.
