This complaint is to make the public aware that Vicki Smith is a property manager that a number of residents do not like and she likes to slander-lie-and selective enforce residents she does not like. Many residents have wanted the Property Management Company Removed and another company brought in.

A nproperty manager is supposed to be neutral especially when it comes to enforcing rules. She has made negative and rude comments against owners and renters of our property she oversees. In one recent case a letter was sent out by the Management company for a mediation between two residents that were having disputes. The letter told both parties they must be present and this included the owners must be present and that if only one side showed with their tennants that side would be the only side allowed to present their case..

A long story short I went to that metting along with our owner. The other side only had their tennants present. The meeting was help up for 25 minutes while Vicki Smith and her onsite manager Lisa Smith were in the office frantically calling to reach the other owner and get him there. This is wrong because the board and property management company set the rules that they could not follow. They did allow the tennants to mediate which was wrong.

Myself and others wittnessed Vickis Poor management many time and I along with others would never hire her for the position of property manager..  Also i have known and worked with many property managers and never have i seen one so bad at doing their job like Vicki smith......

Hello Everyone,

 

As reported many times its not hard to see that vicki smith has had years of controlling the board and alot of headaches...

 

 

Recently vicki Smith got with her " Preferred vendor " Gibson electric to put a bisd in for Grounding gas meters..

 

Our complex is around 15-20 years old. The grounding of gas meters is to protect a unit form explosion or serious fire due to electrical strike on the gas meter when flex pipe is used. I was told by Columbus city inspectors that many insurance companys are requiring condos etc. to be gas meter grounded if they have flex pipe. 

 

They also tell me flex pipe was used more recently by builders and not used years ago. If a unit does not have flex pipe city inspectors told me the solid metal pipe is plent for a ground because the electric would travel through the pipe and out the other end and also that it would be grounded throug the appliances also... If the pipe is flex pipe theres a chance it could explode because the flex pipe is not as strong as solid pipe.

 

Rencntly I obtained a copy of a bid put in for grounding the gas meters.. The bid was from Gibson electric in Glenford Ohio...

 

There are 6 meters per unit. the bis was for $75 per meter $450 per building with a total of $34,725.00

 

 

WHAT A JOKE...

 

They are going to charge $34,725.00 for the following..

 

Run #4 copper wire across all 6 meters and attach it by 1/2"-1" pipe grounding clamps and attach it to a ground rod...

 

I did a quick price check and you are looking at  less than $30 per building and any person could do this job easily. 

 

 

I called numerous local contractors to get their opinion and they all said

" This is not the way to do it and its useless for protection"

This is also what was said by the city department that oversees groundings etc.

 

But Vicki smith and her " Perferred Vendor" put in this bid. 

 

 

Oh yes when i called Gibson Electric and spoke with the owner I told him i was a resident who had questions about his bid and also asked if it met code for properly grounding gas meters..

 

His Response..

 

" Not really but you can do it this way"

 

 

I asked if he planned to run the wire across the meters to a ground rod he said" yes"

 

 

 

THIS BID IS A JOKE ANY FOR A COMPANY OWNER TO PUT A BID IN FOR GROUNDING GAS METERS AND CLEARLY KNOWS THIS IS NOT THE PROPER WAY TO DO IT IS A JOKE....

 

 

 

$75.00 per meter - $450 per building.. = $34,725.00  -WOW.... TALK ABOUT STUPIDITY AND PROFIT...

The problem has been so bad for a long time the board finally had to vote her off the property according to a couple board members.. 

 

The sad part is Associa Real Property Management shoud have totally been removed and a new management company taken over..

As everyone can see we have a friend of the people reported trying to discredit me but the TRUTH is much more powerful...

 

 

HERES AN UPDATE....

 

At our last board meeting 6-9-15 we had two new board members William Brown and Ben Gartz. For the first time in over 7 years it looks like we may have a couple guys who arent gong to let Board member James Krajcik run the board and the property. This property has been run by 1 individual for years and hes had help from Vicki Smith and Lisa Hilfiker who also feel that we work for them. 

 

 

The two new board members have put a stop to the Richmark Gutter Companys piss poor work and are bringing out another contractor to inspect the work. I do know for sure there are a number of issues and these two young men have seen them also. 

 

 

Upon an inspection that was only done by my exposing this crappy work, it was clear the two new board members not only saw the Richmark Gutter Companys piss poor work but also watched it done to their homes as well..

 

 

Besides this I've heard that both these board members whom have lived on the property also have had piss poor treatment also from Real Property Management which is very common.

 

I was shocked but really not shocked to find out that a $100,000 gutter contract was given out by then the board president James Krajcik whos friend Roger Lewis is Richmarks salesman and resident here also. Not only that the project is divided into 3 sections done over 3 year and at the half way mark when asked at the board meeting whos overseeing the work and making sure it was done properly not one d**n person on the board or for Real Property Management obviously never thought of having the job checked as they went..

 

HMMMMMMMMM

 

 

A 100k plus project and were not going to inspect the work???

 

Were paying Real Property Management around 50K a year to selective enforce people they and the the board president dont like. Then they have been in pretty much complete control with no real accountability UNTIL NOW.

 

I'm told by sources Vicki Smith and Lisa Hilfiker tried to take charge with the new board members and were quickly put in their places...  

 

 

The part thats sad is James Krajcik stepped down from the board as board president because the heta was getting to hot. 

 

1- PISS POOR BOARD DEALINGS

 

2- CONTRACTS GOING TO FRIENDS AND NOT BEING INSPECTED.

 

3- BOARD MEMBERS RAISING QUESTIONS ABOUT MONEY AND WANTING AUDITS, HE AND HIS FRIENDS ON THE BOARD REFUSED TO DO.

 

4- ONE BOARD MEMBER WHO RECENTLY STEPPED DOWN HAD THIS TO SAY ABOUT REAL PROPERTY MANAGEMENT...

" We've used Real Property Management at Hilliard Commons since the community was built. They have consistently had problems including misspent funds, mis-treatment of residents, etc. I would not recommend this company for your property management or condo association."

 

 


Many residents have moved just because of the piss poor management and the piss poor board weve had for a long time. Many have also lived in fear of retaliation on the property because James Krajcik has had full run of the property along with his board side kicks and Real Property Management goons...

 

 

Oh yes I Almost Forgot...

 

As mentioned above James Ktrajcik stepped down as board president because he said it was health and other stuff. YET after being told he stepped down along with another board member being told the same, James Krajcik still remains on the board after all this..

 

 

HELLOOOOOOOOOOOOOOOOOOOOOOOOOOO

 

 

Hes allowed bids that wernt the lowest to be given to friends, selectively enforced rules, questions about money spent not answered, Has people living here in fear of retaliation, and yet we were told he resigned from the board and still remains on there???

 

 

MAYBE THE NEW GUYS ARENT AS SMART AS WE THOUGHT?

Lisa Hilfiker Ignores Contractors Piss Poor Work That Could Cause Property Damage Or Injuries

Hello Everyone,

 

A neighbor of mine has had gutter problems for 5 years. Last year Real Property Management allowed Richmark gutter Company to do work on the property. Approximately 1 year ago the neighbor with gutter problems reported the problem and Richmark Gutter Company was sent out to fix the problem. Since their pittyful repairs were done more problems have arose and Real Property Management is aware of them and doesnt do a d**n thing to fix them whcih will eventually cause damage/mold/ or even worse to the property.

Here are letter from both units whos property and selves could be injured due to this repais neglect..

 

Hey neighbors.

 

This is my word.

 

The company that supposed fixed a problem that we have in the past right now getting worse. The metal thing or whatever you call is no good.

 

Because my basement is getting now moist and wet to all my walls behind my basement.

 

Every time that's rain or snow the water goes directly into my walls.

 

So I expect next time they will repair anything else be sure that those peoples do the right job.

 

We are not renters, We are owners and we need be treated with respect. If you pay your Condominium fee you have the right to encourage those people to do their job.

Hello Neighbor

Thanks for the heads up and you were correct this unit didn't need gutters
After replacing gutter we still had the same problem raining over gutter and
raining down wall (

The gutter company came out again and again
Just recently they added the correct guard and removed the screen

Do you think they would just ask the resident what's been happening ???? To help
find the right solution

I have video tape and pictures of the continuous problems

AS YOU CAN SEE BY THE VIDEO POSTED YESTERDAY THE WATER IS NOT ONLY POURING ON THE OUTSIDE OF THE GUTTERS BUT IF YOU LOOK AT THE SPLASH GUARD THEY CUT INTO THE VINYL SIDING WHAT ARE THE CHANCES ITS ALSO RUNNING DOWN BEHIND THE SIDING?

James Krajcik is the president of our board. Hes also friends with Roger Lewis who is a resident and also the salesman for Richmark Gutter Company.

 

A few days ago James Krajcik wrote Richmark Gutter Company a letter hoping it would discredit me and make Richmark Gutter Company look good. If you read the letter he does make them sound good.... But when you see the real proof and videos you see the truth.

 

Also isnt it funny how the letter was done not on the condos letterhead just on a plain piece of paper?

 

Why didnt the whole board and the property management company sign of on this letter?

 

 

HMMMMMMMMM..- DO WE SMELL SOMETHING ROTTEN HERE???

 

You can see how Richmark Gutter Company doesnt care about their sloppy work but you would thing the property management company would have it fixed immediately seeing this could cause property damage and even injurys....

As you can see they made a psot saying they had numerous discussion etc... They did not and they have done nothing but piss poor management. Their own Facebook page has their customers rating them 1 star.. HELLOOOOO

Are you kidding me.... This is their response. I especially like the part..     " We are always open to work through any misunderstanding or confusion with any issue."

They are always willing to selectively enforce rules against certain residents who call them out for selectively enforcing rules and not giving a d**n about the property.  As ive said before check out their own facebook page on the right hand side and see the reviews people have given them..
