To Whom it May Concern,

I am a small business person that rented what was described in real estate marketing circles such as realtor.com as an "Executive Rental" 2 bedromm/2 bath/ 2 car garage home with a "run-down screened in pool" . I would later learn that this foreclosed property sat vacant for 2 and 1/2 years. The property manager was Sabrina Robles from Weichert Realty in Brooksville,FL. At first communication with Weichert Realty in Brooksville,FL, the house was under contract and then it mysteriously became "available". Thats when Sabrina called me to look at it. I toured the home(finishing up under a complete remodel or so I thought) ,it was close to the house I had left due to the marriage separation with my son and future ex-wife live, and I could make it work,or so I thought.

 

I personally had to "jump through hoops" to get approval. Granted, I am a self employed 50 year old male going through a divorce. After a walk through and addressing issues at the home with the realtor, she said many times that her "contractors" would take care of them(the punch list of things still wrong or not working) the rental property. All I saw were two kids with a big truck(no lettering) and a construction trailer they towed. I observed them speak both english and spanish to her,but when I spoke to them,they claimed they couldn't understand english..O.k not an issue. The garage side exterior door had a big gap at the top and one in the lower right side that let water and bugs/debris inside the garage. When I asked Sabrina to initially fix,she said why they put on a new door. I had to physically show her the issue. Between communications with her and her boss(Fran Ryder the Weichert Broker),they kept telling me it was fixed,but after every rain water came in,but it wasn't just a trickle,it was a steady stream. Sabrina and her boss acted like it was no big deal and I didn't know what i was talking about, sent people out atleast 5 times(that I counted,maybe more) to fix the issue and it never got fixed...until I referred a contractor that discovered the door was on backwards! The "contractors" she hired to a do it didn't realize they had installed it backwards and neither Fran the broker or her property manger EVER once quality controlled their "contractractors" work or the property at all in retrospect. They kept making adjustments to a door that was installed wrong in the first place! It took 6 months and me having to get a contractor for Weichert to fix the thing! Not to mention I had at least 20 hours on the phone,texting and waiting for contractors to come. This was just the beginning....

The home was freshly painted and had "new" appliances,cabinets and counter tops...However the bathrooms had toilets and showers from the 80's still....when I did the initial walk through to give a deposit,there were things I asked to address; for two weeks she did nothing except she did a light cleaning when it needed a thorough construction cleaning. When I was to take possession of the rental, I handed over first and last months rent and with security deposit came to about $3500 before day 1 in the rental home...After I signed and gave her the money,Sabrina told me the toilet in the master bathroom didn't work and she would have to get someone out to fix. Actually both bathrooms toilets required several repairs in the next three days with parts being replaced and eventually(6 mos later) the master bathroom toilet was replaced. They did the "walk over dollars to pick up nickels principal" I also found that they put "scratch and dent" appliances and counter tops in,along with a fire sale on the tile, as the appliances were all beat up with dents and scratches and the tile had chunks out of it where they filled in with grout or caulking to hide. I wondered if Weichert would be "squirelly " enough in thetheir business practices as to charge me deposit money for crap their contractors did or for the cheap applicances,materials they bought to do the remodel? Good thing I documented and videoed every thing for court,There are issues in every room,including the wind blowing out the old and feeble screens,chunks of concrete falling off the pool and gutters full for 2 and 1/2 years of debris from the several over hanging trees that are over the roof and garage. The first day I was in,January 30th,2015 the AC didn't work either. Which indicated Sabrina was either terrible at being a property manager or was incompetent and had "no clue" about homes or construction,yet she is a licensed realtor....I know,scary right!

The first six months I had to quality control the place myself,paying asignificant amount each month,on time for what they(Weichert Realtors of Brooksville) marketed in every media out let as an "Executive Rental". The first rain we got,the covered area in the enclosed pool area was leaking  very badly,pouring rain onto a deck area that was rough and needed work(deck stain and a cleaning),which I said I would do in echange for $150 off the rent. However when I said the gutters were full and needed a thorough cleaning ,Sabrina brought one of her "contractor" kids over to clean it. He was up there 20 minutes and then didn't clean the mess he made with a "half a*s" effort at cleaning the rear gutter. I have ranted and raved for 6 mos. that this will effect drainage and wash the land away creating possibly a sink hole.Both parties said they sent someone out to do the job and I replied "yes but the same contractor kid tried to fix a door he installed wrong atleast 5 separate times! Sabrina and her broker have known for two weeks that the heavy rains here have started doing just what I said they would. Sabrina passed the buck after 4 days to her Broker,Fran and he keeps asking me if I cleaned the gutters? I told him there are trees growing out of the front gutters that have been there for 3 years now,how is that my responsibility?

I am writing this report to A) Tell my story(in summary really) on how I have been treated as a renter(first time in 30 years except commercial space) , which is pretty bad and B) Really how bad these people(Fran and Sabrina of Weichert Realty-Brooksville)  are at their given professions with their customers(me) and to beware. I apologize to the 'good" people at Weichert Realty,but after this morning's conversation with your boss trying to belittle me again and tell me for the tenth time "your not dealing with Sabrina anymore" in a loud way....and care not one iota about me as a customer,do you really think he cares about you? All I want is fair performance for the compenation I pay for ths rental...There has been something that needed fixing and major at that, that Sabrina should have know about when her "contractors" she had all the faith in" were here remodeling this place,not me the renter being the quality control person for Weichert Realty!

This experience has shown me that are state regulators need to be pulled on the carpet if they are allowing and licensing people like this to operate with the public. Obviously my rental experience with Weichert Realty and their people,Fran the broker and Sabrina the Property Manager have made it impossible to utilize any of their other real estate services when I buy my house after the divorce is final.... Hopefully my experience will dissade others from using them as well....think about the hassles....
