They offer to  find homes for people with bad credit, by suppling listings for you to pick a house from and put you with an invester that buys the house you chouse for lease purchess. They tell you it is $39.99 per month for the service to get you an invester and set evrything up.
 
They tell  you, when you find a house from there listings they will assin you an agent to view the house, then they get you together with an invester that buys the house and gives you a lease option for purchess.

They tell you the only money you need is the down payment at move in, but when you follow there steps for lease perchess and submitt the houses you want the agent to show you ,they tell you that before you can go any further you must send them a bank statement to prove you have a down payment and sign a contract.
 
When you receve the contract, it is a contract to pay them the $39.99 per month for the term of your lease agreement, Witch is more then $900.00 per year. so if you have a one year or ten year lease option , you keep paing them the hole time. They do not tell you any of this up front , they lie about the charges and money you need and when I confronted them about all this they refused to give me back my money, even though it had only been a week into the service and they lied to me about the service and the monitery charges.

I can not speak for anyone but myself & what I have experienced. I have been a client of Ownerwiz for a little over 7 months now. I was told about the one time application fee from the start. I was told that there would be an evaluation of my account & profile that takes around 90 days. That gives me time to build my profile, look at any home that I like, gather up my down payment, etc. I have a customer service person, as well as a real estate agent. They have helped me find the home that I want, get all of my info together, and I am almost in my home. I have been the reason it has taken this long due to my indecisiveness to what I like.

They have been very patient with me throughout this time. As far as any other fee's, there is a fee that you may have to pay every month depending on your evaluation, credit, & other factors. I dont mind paying $40 bucks a month to help me become a home owner. They are going way beyond what any other rent-to-own company has done for me & I am happy with my results. I have my down payment & will be moving into my house by Feb 1st.  

If you think that having to pay $40 bucks a month to own a home, which is only $480 bucks a year, is an issue, maybe you shouldnt be looking into owning a home right now. It is going to cost you way more than $40 bucks a month once you become that home owner & you have to pay for property taxes, insurance, etc on the home. Think about that for a minute.
I think that the reason the $40 bucks isnt discussed with us from the beginning, is because the evaluation is done first, then that will determine if we have to pay the $40 bucks or not. Just my opinion.

I have spoken with a rep from Ownerwiz.com twice this week. While I'm not discounting your report, could it be that you simply encountered a bad representative? The person I have been speaking with covered all the bases, including the fact that I would have to prove my income, that the "membership fee" is the full term of the contract and that you MUST purchase the home, that this is not a simple rental. The fee is $39.99/month which is $480 per year rather than the $900 you mentioned. I was told the contract goes from 1-5 years and that you do not have to choose from the list alone but can submit any property you like that is currently for sale. It was made clear that entering this contract is a commitment to purchase the house you are in by the end of the contract. Thus far, the only downfall I see is being able to reach the goal of accumulating 20% down payment by the end of the term.

I asked A LOT of questions which is something I recommend anyone do who is about to enter a legal agreement such as this.

I personally asked the following:
who covers the home's structural repairs (i.e. roof, plumbing) can we purchase the house sooner if we are able to attain financing prior to the contract's completion? Are there penalties for this? what percentage of the rent is directed into the escrow account and is that account strictly for a down payment at purchase time (i.e. not used to pay property taxes)

These are just some of the questions I have been asking. I have also asked for a sample of the contract. Thus far, I am pleased with the answers and service I have gotten PRIOR to signing up for the service.

Some customer service people are better than others. Some are new and make mistakes. Knowledge is power so always ask questions before signing up for something major like this.

And FYI - I haven't signed up myself just yet, as I'm still in the process of researching the company. I sincerely hope that I do not experience anything like what you have down the road.
