Do not rent or list your property with Sandpoint Property Management. We had been renting from them for several months when there was a forecast of very cold temperatures. I called our Sandpoint Property Management to ask if there was anything we should do to make sure we would not have a problem. They never returned my call.

Then two days into the cold snap our pipes froze causing a major water leak in portions of our house. When I called and explained the situation to them I was told that they didn't have time to do anything about it and that it would be at least a week before the plumber could even get to the house. They told us we had to turn off the water until then. This was December 18, 2008. We had 12 people arriving on the 20th to stay at our house for two weeks for the holidays. I explained that we just couldn't do without water and bathrooms with guests coming and they said, “guess you will have to.”

I was eventually able to get my own plumber to come out and fix the problem. I bought a shop vac to get the water out of the house. It took us most of two days to clean up the mess and that does not include any of our damages which they told us was our problem with the comment, “Call your insurance company not us.”

I took a deduction for the plumber's bill from the rent due on Jan 1st. They actually called me and said that I would be evicted if I didn't pay the full amount immediately and that I wasn't entitled to take deducts because I didn't wait for their repair person (who has still not shown up more than 3 weeks later).

Obviously we planned to move somewhere else as soon as our lease is up. I am expecting a fight over our deposit next. So the point is if you are moving to Sandpoint learn from our mistake, do rent a property from Sandpoint Property Management.

Holiday freeze-up complaint

None of what was written was true.  It was obviously slanted to make them look good and Sandpoint Property management look bad.  They did not call SPM for advice prior to storm - we keep records of every call in.  When their house froze up, so did hundreds of other houses.  SPM does not deal with frozen pipes - plumbers we hire do.  All plumbers in county were working round the clock, but they were still able to get to this house the next morning, where they were told by this person to go away, she would deal with it.  No other contact by this person was made - her alledged conversations were pure fabrications.  Three months later she abandoned the house leaving a huge mess and a huge bill.  The owner of the house is pursuing her thru the court system.  We are not perfect at Sandpoint Property Management, but we do try to be.  We would not be in business long and have an A+ rating with BBB if we treated people they way this person says.
