I used Terry Stanfield to buy a loft downtown. As far as I'm concerned he's a crook. He worked both sides of the deal (something that honest agents - I later found out - never do). This means that he got 6% commission and didn't represent me at all. He lied to me about the amenities of the building - what they were going to put in and did anything he could to make a sale. He got special kickbacks from the builder and about 30% of the building ended up in foreclosure.

If you're looking at realtors, I would highly recommend doing your research on this guy and you'll find out that he's not trusted, not honest and I would never recommend working with him - let alone buying a tshirt with this guy's picture (unless you need a covering for your dart board.) Stay away from this crook.

Having sold hundreds of properties in and around downtown Houston, most being referrals and repeat clients, I was dumbfounded when made aware of this report from almost a year ago.  I can only assume since the writer was not specific they are speaking of The Franklin Lofts where I officed and sold over 40 properties in 3 years at this location.  It is perfectly legal in Texas to ASSIST a buyer on a property a broker has listed and I do assist many of my clients since most of the properties listed downtown have been mine.  I have always been honest and fair as well as being bound by the Texas Real Estate Commission Code of Ethics while assisting a buyer or seller.  Several statements were incorrect by the writer of this report and I will address them in the order each was written.  1. Commission was not 6% on these listings, 3% on the buyer's side and less on the seller's side.  2. I was instructed by the developer of the building a walkway was being built from the 6th floor of the building to the residential portion of the parking garage and a rooftop deck was being built for the enjoyment of the residents.  Even though it was to long coming, both those ammenities have been built and are being used by the current residents.  I had no control over when these two ammenities were built, this was entirely the responsibility of the developer.  3. I have NEVER received a kickback from a developer or any other seller!  The listing agreement terms have been met to the letter.  The writer states 30% of the building ended up in foreclosure.  The developer, not I, sold available units in the building AFTER my listing agreement ended and I had moved to another office location.  These units ended up being foreclosed on and I NEVER received a penny in compensation from the sell of these units.  4. As far as my photo being sold on t-shirts, I have never authorized any such thing and wouldn't.  For all that take time to read my rebuttal to this report, I thank you.  Terry Stanfield 713-227-5406

I just read a 2008 comment(a little late obviously)but regardless want to give my opinion. I also have used terry a few times since 2003,I spoke to 4-5 realtors,felt terry was the most honest, most realtors arent honest due to the way the system is setup,eitherway i felt he was the best candidate,he showed me bout 20-30 units,i bought in bayou lofts,the most ammenities and lowest mait fees....what the commentor was referring to is not illegal,a common practice known as intermediary status(they are supposed to tell you of course when they are representing both parties) anyway neither here or there, i am a nightmare client and really tear into  realtors,generally they do not like me,in any case terry probably wouldnt expect this from me but i felt i had to take up for him even though silence is sometimes the best weapon. builders/developers are liars and do whatever to sell homes including bonuses to selling agents just like when we put a bonus on a property to create more traffic from greedy realtors again "common practice".the commentor perhaps had a personal issue/foreclosure victim/or just bad luck but i think terrys success and tenacity for marketing downtown speaks for itself...bayou lofts is the best bang for the $$ in downtown.
