This company is horrible. We have 2 properties in Arizona and signed a contract with them to manage both. When we were in the process of becoming a client, they were professional and very attentive they returned calls and emails.

Once you become a client & sign the contract it's like they disappear. They don't return calls and when they do they can never answer your questions, they say they will get back to you. We have been dealing with them for only 9 1/2 months and have had nothing but misery.

They constantly go against their contract. They charge a management fee even if the house is vacant or no rent has been collected. They never follow up on anything. I went online and found this site. I found the report from Chris Epperson at Brewer Caldwell saying to contact him and he would get issues resolved. We sent a 4 page email to him about all our issues and that we were consulting with an attorney,but wanted to see if he could help to resolve our issues. We never heard from him, instead our property manager replied to us. He gave us 30 days notice that Brewer Caldwell was canceling our contract because the threat of us retaining an attorney is unacceptable. He said because of the length and requests of our letter he would need 72 hours to get back to us on them. That was 6 business days ago. Our tenants also paid rent in mid May and we have yet to get the $$ from Brewer Caldwell.

This has been a nightmare. I would suggest anyone who needs a property management company to find someone else and do your research.

Also it if you are with Brewer Caldwell and have a problem it does no good to contact Chris Epperson. We did and he never even replied.
