The Brubakers had a valid listing agreement with Harmonic Realty which was confirmed with the Legal Council at the GLVAR and also with the Real Estate division. A Real Estate Company is not responsible for securing a property, that is the obligation and duty of a home owner. The Police was met by Harmonic Realty at the property and the officer suggested that during financially challenging times, there seem to be more crimes committed.
The property was secured by Harmonic Realty through a lock box. Unfortunately the Brubakers had given keys out to painters, Property management companies and have been neglectful in securing their property. If a property is left vacant, the best way to secure the property, would be by installing a security system on property. Also, though the knowledge of Harmonic Realty, all property was reimbursed by the Home Owners insurance.
Realtors are negotiators and closers in a transaction, not security companies. For homeowners that have valuables in a property, the advise would be to secure the property. The listing was a legally binding contract between the Homeowners and the Real Estate company, and we wish them the best of luck.
