Renting 2010/2099 Burtonsville Road Esperance NY from Paul Schardt while consider buying.  Paul is a dead beat landlord

1. The roof over my apartment/barn was installed wrong.  He was cheap and did not lay plywood and tar paper before he laid the metal roof so the roof in my aparment and barn leak everytime it rains.  There is over 12 leaks in the roof. Told him the only way to fix it is replace roof for 15,000.  The water going to the apartment/barn is straight from the barn. no filtration system at all.  The electric was installed by paul himself so there are shorts all over which is a fire hazard.  The barn is completely falling apart.  The indoor arena that we had access to is held together with only three inch nails you can see the proof on the right hand side facing the arena, the complete side is falling off and exposing the 1,000's of little nails he used to hold together.  The support beams where installed wrong , insted of knotching the support beams he bolted them so all the weight is held by just two bolts on each beam which is above and beyond against code.  The barn holds no certificate of occupancy and never will because he didnt get a building permit or inspection done.  Our heating bill was $500 a month because paul did all the plumbing work himself so he was inexperienced and now he has to run warmers on the hole piping system.

The sewage is installed wrong so if it sits without use for more then 3 hours in the winter, the sewage lines freeze.  Beware is renting or buying.
