Back in 2010 I was facing foreclosure, I received many offers for help in the mail. I decided to call 21st Century Mediation, the biggest mistake of my life. They offered to stop the foreclosure for 3000.00 instead of the 6000.00 that I owed my mortgage company (Metlife Home loans) - whom I am sure also worked with 21st Century to scam me. Every month I sent my mortgage payment to 21st Century instead of Metlife they assured me that they were in contact with them and that they were working on my Loan Modification. This went on for almost one year. I never heard from Metlife in regards to any action on their end to foreclose so I was certain that 21st Century was doing something right. In July of 2011 after arguing back and forth with 21st Century demanding action and I did not receive any clear response I decided I would not pay them another cent until they resolved the loan modification. I mean why was it taking almost a year ???? We demanded a refund and we tried everything but they just gave us the run around they never supplied any answers we asked for a statement of all the money we had paid them we got nothing. We did keep all the money order stubs as proof and even took pictures of them but we didn't know what else to do. We got a visit from a police officer with the court order to leave the house and we went to court for foreclosure in Oct just to find out that we were not in court with Metlife nor 21st Century Mediation but with Fannie Mae. It seemed that Metlife sold out loan (home) to them. How did that happen? The judge told us that because Fannie Mae did not scam us he couldn't do anything in that court room we would have to find a way to sue Metlife and 21st Century Mediation. When you are facing all of this your mind is not in the right state of mind so I didn't know what to do where to go I left my house after living there for 18 years and only owing about 40K on my loan. They robbed me for my home, my children’s and grand children’s home and they got away with it. How do I gain JUSTICE? who can help? Please contact me if you know. Thank you,

Rosa Robles

REALITY CHECK!!!!

AUTHOR: Tyg - (USA)

POSTED: Thursday, December 15, 2016

If your home was in foreclosure then YOU had already missed enough payments for the CURRENT bank holding your loan to start the foreclosure process. By THAT time it was already too late. People ASSUME that a loan modification is going to some how "save" thier home. The reality is much different!! YOU needed to apply for the loan modification BEFORE you hit foreclosure. Otherwise THEY are trying to get you a "In Distress" kind of loan. It takes awhile due to the FACT that the loan holder MUST agree to modify the loan or in common speech to TAKE LESS MONEY!!!! And if YOU wouldnt take less money then what was owed to YOU then YOU cannot expect that the loan holder is going to do so. YOUR mortgage is OWNED by a bank and those banks trade those loans back and forth. Since YOU were in foreclosure already it makes sense that fannie mae had YOUR loan. THEY have the resorces to do the close out on the house and the ability to SELL said property. YOU were already too late by missing too many payments. There is ZERO help AFTER you reach that point with the exception of MAYBE bankruptcy. A bankruptcy proceeding will only put a HOLD on the forecloser as its STILL considered a asset that YOU control. I myself lost my home due to a bad loan and identity theft so I understand YOUR frustration. But this IS about money. YOU should have been working out a payment plan with the bank that held your loan instead of looking for some third party to help bail you out. It was 6 grand!! You could have had those missed payments put on the backend of your loan and just extended the loan a bit longer. The mistake was NOT PAYING and then trying to find some way to pay them LESS then YOU owed. Right there is where YOU crossed the point of no return. Good luck in the future its JUST a house. YOU will have to get back on top and next time DO NOT use your home as equity!!! Save THAT for a REAL emergency. Like needing a kindney transplant. Im sure the money was nice at first but it went too quick and YOU couldnt keep up. Im betting YOU also assumed that YOU would be able to use some of that money to pay the loan back. But at the interest rate YOU had, there was NO WAY you could have saved yourself, due to POOR PLANNING!!! YOU were paying each month the INTEREST on the loan and only a small portion went to the PRINCIPLE of your loan.

YOU think this is ALL unfair and want "justice". But the reality is this situation was done by you.
