82 Flats at the Crossing Apartments Barrett & Stokely 82 Flats - Be very careful before renting! Indianapolis Indiana

The management team is new and this property has only been operational for a few months.  At first they promise a lot to get you in and things seem really good, then they surprise you with things later.  Maintenance that is promised often doesn’t get fixed or corrected…sometimes they go weeks without action, including vacuuming the hallways.  While ending soon, the inconveniences caused by the construction work have been constant.  

I wasn’t told about it in advance, so beware - you’ll be charged a $33 monthly trash removal fee for the convenience of having a valet trashperson that comes to pick-up any trash placed in the hallways five nights a week.  The only problem – the smelly trash bins that residents leave out stinks up your hallway and the fact that most folks are okay with walking their trash out.

The manager is ignorant when it comes to the needs of current residents, often placing her own perception for prospective renters above items of value for current residents.  She never seeks proactive feedback or looks to find potential problems in advance - you always have to go tell her of issues.  She removed a Pet Poop station that was conveniently located near the newest buildings for residents who moved in early-summer…it was apparently distracting from the view of her walk with prospective renters to the model unit (not at all unlike the trash cans and ugly mats outside every door of every hallway).  

The developer just installed new pet stations on freshly landscaped grounds in early September and they placed the new Pet Poop stations a good hike away.  Unfortunately, this new Pet Poop area becomes muddy when it rains and is guarded by swarms of mosquitoes.  It’s quite difficult for our 11-year old dog with arthritis to have to walk during the blistering heat from the blacktop or the coming wintry mix of slush and ice. Perhaps she missed the concern about the death rate in Marion County from West Nile Disease and the fact that September is the worst month of the year for it.

What’s on the inside doesn’t match what you see on the outside.  I have had basic fixtures (like light globes, toilet paper holders) break with little to no wear & tear.  The drywall work is poorly done…I have stress cracks already and many spots the painters missed.  The wall paint itself is extremely cheap – for example, grease splatter above your stove won’t wipe off and any scruff mark usually becomes permanent…plan on repainting your own wall.   Some apartments come with excessive noise from garage door openers or late night drinkers crashing the pool.  Be careful, ask a lot of questions, and get everything in writing!!!

In any case beware that the staff makes things difficult, they lack follow-through and initiative, and they have no power unless they get approval from their corporate office.  Many current residents have been frustrated and the management team has made no real strides to improve things other than an occasional wine tasting where the white wine is served at room temperature.
