Back in Febrauary 2005 I refinanced my property with Aegis Mortgage Corporation. At that time I chose not to have my property taxes escrowed because I was in dispute with the town regarding the amount of tax that was assest to the property.


According to Aegis the Town notified them in September 2005 that the property tax for 2005 was not fully paid and that they were going to place a tax lein on the property.

According to the town officials they never told Aegis that they intended to place lien on the property.

I never received a notice from Aegis that they were inteding to pay the property tax.

I never received a notice from the Town that my property tax had been paid or that they were going to place a lien on the property.

I live in a very small town and if the property was in jeopardy of a tax lien the town would have called me personally.

In January 2005 I received a new mortgage statement increasing the monhly payment 410.00 per month.

I'm not a wealthy person so this had a major effect on my cash flow. I receive periodic bonses from work which I use to pay my property taxes. Since I do not make any interest on money placed in escrow for taxes I chosse not to let other people use my money.

I spent the last 6 nights trying to call the Aegis customer service number only to be put on hold for over 20 minutes thus I gave up and in 3 out of the 6 times I tried to call there system actually disconnected the line after 30 minutes! They use a recorded machine to call my house every evening and it leaves a phone number to return a call. Again when you try to return the call on that number you get put on hold for over 20 minutes. I got through one time after 8 minutes on hold.

After getting through I asked them to send me copies of the letters they supposedly sent to me and come to find out they had the wrong address and zip code. The monthly statements seem to have the right address but that must come from a different location I guess.

When I tried to explain that I had made the mortgage payment that I originally signed up for and but not the escrow payment they told me that they reported me to the credit reporting agencies that I was late on my mortgage.

When I tried to explain that I was handling the taxes on my own they did not let me talk and instead I got a very aggressive manager who would not let me speak while she continued to lecture me on why I should have paid my taxes.

There are many mortgage companies out there that are looking for your business. Do not use this one! I'm going to re-finance my mortgage with another company now and forget about giving them a shot at it.

Do not use Aegis Mortgage Corporation, they do not care about you, you are just a number to them.

If you had taxes due, you had a DUTY to pay them...whether or not you were in dispute...as is written on your mortgage note. It's much easier to pay them and then argue about getting a refund from the tax people than it is to let them go and hope that things go swimmingly with your loan.

(insert buzzer noise here)....BZZZZZZTT....ain't gonna happen. Your note specifically says you have to keep your taxes current. Whether or not you are in an argument with the local tax people is irrelevent. They don't have the mortgage on your home, nor did they sign the promissory note saying you'd keep your taxes paid.

You didn't. The town doesn't have an obligation to personally call you. That's a crock of crap if I ever heard that. You will get a letter and then your name in the paper like everyone else. If you want letters like you say you asked for...you should ask your town clerk...not the lender. Aegis wase one who was notified by the town...they don't have time to go out and get with the local town clerk of Everyville just to pick on you. Are you that daft? Do you think there really is a tax n**i from Aegis who goes around calling local clerks to see proactively if you are behind? No...not even close. The town sent a letter or they wouldn't know...period. They called the terms on the note that you read and signed. Plain and simple. Stop bitching.
