No one needs to waste time taking part in a daisy chain. Daisy Chains in usually refer to a group of "want to be " investors who actually don't have any relationship with a seller at all. They usually have heard of someone who knows someone with a bulk reo tape. These people will usually say
they are "one away" from the buyers representative.

In fact, they are now just part of a daisy chain themselves. They are hoping to get part of the action. They then in turn offer anyone who knows anyone with money a part of the fee if they bring them a buyer.

The also tend to inflate the prices as they try to secure themselves profit. People who are new to the business often fall victim to a daisy chain. Investors who do not do their homework getting their
own list of assets from banks and instead try to broker other investors deals are going to fail. It will payoff greatly to those real estate investors who are interested in earning the huge profits to do their "homework" and make the calls to banks themselves to find their own tape of distressed assets.

In order to avoid Daisy Chains and get caught in something less than legitimate, stay away from anything that sounds too good to be true.

For example internet advertisements found on Craigslist which claim to have a bulk REO package of 5 Trillion Dollars. This is just plain false. Package prices which are readily posted online are usually

Also be aware that real estate agents who say that they have bulk REO product available for so-and-so price are usually not legitimate either. The broker himself probably is part of a daisy chain. Most real estate agents would not have knowledge of banks distressed assets being packaged in bulk.

The thing is, there is a protocol that needs to be followed in the Bulk REO business. This needs to be adhered to at all costs. If you have no idea what the rules are regarding investing in REO, you
will just be wasting your time. As much as possible, it is recommended that you find your own source of distress assets. This is easy if you know how. It literally pays you to get to know the correct people in the banks yourself before you begin..

Bulk REO assets are mainly handled by someone called the asset manager or someone who deals with "loan sales". These people in the bank will usually deliver between one to one hundred
million of property at fifty to eight percent lower than the real value in an asset pool.

Bulk REO pools are pretty elusive because they are usually bought by investors before anyone outside the network is able to see the list. Investors need to be able to buy property very quickly. This is due to the fierce competition involved in transactions like this.

If you don't know how the process works, you will probably not be able to get your foot in the door. The first step is for the investor to become identified as soon as possible through an LOI which is
another name for Letter of Intent. The seller needs to know exactly who is interested and who they are going to be dealing with. In addition, there is a new internal bank rule where a certain protocol needs to be undergone in order to get a look at the REO property list. I highly recommend that you get some basic education before diving into bulk reo investing unknowingly.

Dear ANONYMOUS poster claiming to be an NPO

If you do not identify yourself by your company name or personal name, it makes if very hard to take your response seriously.   The grammar of your reply makes me doubt the validly of your comment.

You claim that I have never contacted you.   Did it occur to you that we have EMPLOYEES that can verify the validity of your organization and it's ability to transact?  

Why not identify yourself publicly if you are such as successful NPO?  While you are at it, please provide proof that you have closed 3800 transactions.  

There is no sense to your statement that I would falsify information.  Why would I put Alex Peques on my blacklist for monetary gain?  This is simply a matter of his Non Performance and misrepresentation, I am simply warning other people to do their due diligence when dealing with Mr Alex Peques.

Mr Alex Peques comments are not of a professional nature. If you are an NPO that Alex represents, I am shocked that you are not surprised at the tone and language of his comments.  A professional business person would not act in this matter.

Mr Weiman Is not truthful


Hello to all viewers. We are the non for profit that Duncan Wierman says that he has contacted and proclaimed that we made such remarks about Mr Pegues. To the contrary, Alex is a positive individual that has assisted us in our mission from the beginning of our first contact. He was a hands on leader  in our initial membership to the NSP. Alex has done nothing short of being the driving force of our close to 3800 successful closings throughout the US, and continues to assist us in our stride to pursue a paramount success rating this year as well.

As to date Mr Wierman has never ever contacted us, we have never heard of him, nor has he ever reached out to us for any recommendation about Alex. We have never heard of his name until we researched and found this site being posted about a individual that we have had nothing but a joy in dealing with. Our team pride itself of our success rate and Alex brings us acquisitions that we have found to be very authentic and performs smooth closings as well. Which leads me to truly believe now that most of these postings by Mr Wierman have no truth to them as well. We are not a organization that becomes involved in these type of disagreements. We felt the need to clear up any misleading statements made about our Organization against another individual whose relationship we cherish. Mr Wierman has not contacted us nor any of our staff members by no means and I would even challenge him to identify the name of our organization . I would caution anyone that is considering any business with this Mr Wierman to seriously consider a different avenue. If he will go to the extent to falsify information for no monetary gains, I can not imagine what extremes this individual will take for financial gains.   Thank you for your attention. N. L.

You have not provided any product, nor do you represent and NPO. The NPO you say you partner with want nothing to do with you. The very people you gave as your "partners" have advised us not to go near you.  We can find no evidence of  any  Margrave Acquisitions Group, nor does your Titan Inc have a website, email address or a office telephone number.

It seems you have a habit of running your mouth and getting on multiple blacklist.

Why not be a professional and just learn how to do the business and try not to intimidate people.
Better yet, why not get out of the business since you are not making any money.

Anyone reading this thread can plainly see you are delusional. No one is claiming to be a Sharif Tawwad posing as Tyrone Thomas , Brian Breen

?Its is apparently an attempt to distract the reader into BELIEVING AGAIN ANOTHER OF YOUR LIES that somewhere on this thread there is some sort of deceit besides duncan?. And to answer to the claims above, 

1) I never contacted you regarding ANY PRODUCT. YOU HAVE NO PRODUCT besides that crap you put on YouTube to get people to buy into your B/S like you are some real estate Guru. Thats the only B/S STUFF YOU HAVE 

2) Why would I ask you for product when I'm with the NPO that is a Direct source? Everyone out there that has traded with me knows that's where the assets come from. 

3) Why is it that on the ENTIRE GOOGLE search. NO ONE ELSE HAS COMPLAINTS, POST, MESSAGES about me in the past BESIDES duncan? Isn't that strange. YET I CAN LIST OVER 10 complaints, associations of SEC complaints, and DEROGATORY information about this duncan. To all reading this. IF YOU WOULD LIKE TO TRADE FOR ASSETS be it NPN's, PN's, Off Market product commercial and Multi Family.

 Please contact me. duncan did a great job disclosing old information of myself. My reputation (besides this duncan episode where he tried to take my product and post to his site) speaks for itself. I have multiple transactions on record, proof of successful trades (via escrow) if you would like to verify.  duncan you are a parasite. you will reach to no ends to attempt to bring a person down to your level, EVEN LIE PUBLICLY. There was 2 prospective buyers that came to me with a issue of what you posted years back.

They contacted duncan to PRODUCT EVIDENCE OF this claim he makes. duncan disappeared. Just as he did now. he goes into this rant that I contacted him regarding some product, and everyone in this WORLD who has done business with me knows IM ON THE SELL SIDE. Why would i contact a parasite like duncan? You have nothing that is of interest to me nor anyone I know. YOU ARE A BOTTOM FEEDER. STAY IN YOUR DWELLINGS! YOU HAVE NO PLACE UP HERE WITH THE BIG GUYS!

I know you are in contact with Alex P.   You made the other post on this site and responded to a previous comment. You are also on our blacklist.  You are colluding with each other because you are both  angry you found out that we placed you on our company blacklist for unethical business practices.  

Do you realize that every time you post, your name is also appearing on this site.  The  Google search results are going to show your name(s) just as often as you try to harm my name.

The reason I put  the previous location in the prior comment as Los Angeles is because that is where Titan Inc holds a mailing address.  DUH !  I am not trying to hide my location. It's very clear on my website and on this site as well along with my phone number.

You yourself are NOT in Beverly Hills.  You are in New York, or that is where you claimed to be from when entering into an agreement with our company years ago.

I fail to see where in any post that you REVEAL your true identity as you claim.  There was no name, only your nickname  "NPO Seller"  The only other thing you said about yourself is that you are a key player working for as an asset manager for BOA, Chase, and other banks. etc.??  

Do you really want me to go into more detail here about you?  

As per the link on the site referring to the resolved SEC case, you can further click links on the defendant sites to see transcripts of the court case.  If you do not want to click those links, I am sure you are smart enough to get a copy of the transcripts direct from the SEC.

you obviously have no life duncan. We kicked over a rock to disclose your TRUE self. Anyone out here can plainly see that you posted this due to the FACT that again you have been disclosed. Then you hidding your identity as "LOS ANGELES INVESTOR". everyone knows who you are now. Here are the postings I placed before you are now trying to attack my business dealings.


Someone else posted these that I will share. But I did comment on the top posting. At least I am MAN ENOUGH to disclose my Identity.  


And Duncan Wierman is knowingly promoting these two scoundrels. Duncan Wierman is knowingly promoting someone who is being SUED by the SEC. Duncan doesnt seem to care wow! Maybe Duncan Wierman is in on it too!

Alex Peques claims to have a staff of 50 people who work in his employ. (not true) He initiated services with our company to provide him bulk reo product. 

The facts are that he did not represent US Equity Partners. He misrepresented himself saying he was the buyer, when in fact he was trying to broker a deal with other individuals, adding on his own fees.

He tried to circumvent us to get to our product source.  

We are advising others to take caution when dealing with Alex Pegues - Titan Inc - Margrave Acquisitions Group
