I rented a home in Maricopa, AZ from Apartment Hunters, Debbie Latsch.  Upon receiving the lease, I made notations in the lease that I would not agree to, scanned and sent back to Debbie Latsch.   In that lease I noted that I would give a 30 day notice as I was there for a construction project and in AZ construction and military are under the same rules when renting.  In October I sent Ms. Latsch a 30 notice that I was being transferred to another project out of state and would be ending my lease in Nov.  I paid November's rent, moved out on or around the last of October.

In that lease I paid security deposit, cleaning fee, and redecorating fee.

When she came to do a walk through on the home, I was told as I paid the cleaning fee of $150 I would not have to "clean" the house.  I did a simple clean, scrubbed the bathrooms, swept and vacuumed and mopped floors.  I also repaired a wall where I had permission to put up my flat screen tv, they did not leave paint for touch ups, so they would have to do that themselves.

She then proceeded to have me sign a paper stating that I would agree to pay all the utilities until the home was rented out.  for a week or so before I moved out, she sent prospective renters over to view the home while I was still there.  In the paperwork I refused to sign I told her that it was illegal for her and her company to demand that I pay for utilities that I had no control of usage while I was not there and as per AZ Housing, they confirmed that and said it was illegal for them to make me do so.

Sometime in the beginning of the 2013 around April or May I was contacted by a Collections Agency stating that I owed Apartment Hunter's over $2,227.00 approx.  I went over the billing with them and told them as per my lease that is not what I owed.  Also being that to charge someone with a bill, they would have had to take me to court, I have never received a summons or anything to show they went to court and were awarded this amount of money.

They also charged me over the $250.00 of a redecorating fee to which they stated cost was $750.00, being that there was nothing other than to touch up one wall of paint.  or several spots of touch up.  Being that when I moved into the home, it had not been repainted since the original owners had bought the home.

I am being charged for several months utilities, a redecorating fee above what was stated in the lease, December's rent (to which they had a lease signed from a potential renter sometime in December), etc...
