Arrico Realty and Property Management is a bad property management company please stay away from this business as they will steal money from you. I rented a place from them and because their rental had issues I vacated the unit. The issues were due to a water main leak which lowered our water pressure and limited our water access for over 2 months. I requested a work order to have the issue repaired but there was no prompt service and 17000 plus gallons later, water bubbling out of the ground, sidewalks and the street green someone actually showed up. Well I got stuck with the water bill still never paid by them a year and 6 months later. I didn't pay them all of the rent because of this so they decided to turn me into collections. Please keep this in mind, that if a landlord fails to address major maintenance issues in a timely manner, the tenant can use that as evidence of a breach of contract. If a mediator or judge finds that the landlord did in fact breach the rental agreement, the tenant is free to leave the apartment without paying rent or the remaining months or paying a fine for breaking the lease early.
With that said I agreed to pay the remaining balance but they still attempt to make things difficult. I asked both the collection company and Arrico my payoff amount funny thing is they both were different. Then I find out Arrico removed my journal entries for payment so I couldn't see them along with the repair issues but left the other items alone for viewing, go configure. Way ahead of them I had all these journal entries to reconcile the payment structure I made to them. Well come to find out they are trying to rip me off again with additional charges and for me to pay more. This qualifies for Rip Off Report to me. Now they are going to have to deal with my attorney, just make sure if Arrico Property Management Company based out of Brandon Florida manages a rental you are considering don't do it they are thief's to the Property Management Industry. Renter beware as well as the investor/owner

With my final followup and to help protect the average consumer and renter, please read again my original complaint here. The Arrico owner not only takes 3 years to respond to this complaint but also states my legal representation must have told me I had no case. To the owner Paul Arrico, read my complaint again. My legal representation informed me as stated in the complaint that I had every right to vacate because of your poor service and response times. Therefore there was no suit needed.
You have lost your business reputation along time ago. There is no need for me to try and ruin your reputation when you have none. My overall point here, the people need to know the truth and RipOff Reports provides the truth to the consumer.
Just because your in business since 2008 doesn't mean your a good company. Companies go out of business all the time for various reasons. Listen to the news on how many companies go out of business because they steal from clients. Look at investment companies as an example and how many people lose their retirements. You are no different as a company.
Consumers, renters, investors and buyers please stay away from Arrico as it would be in your best interest.

Short sweet and to the point, after this owner decided to finally respond to this complaint 3 years later. How funny this should also be an example of how quickly they responded to rental issues and why they are such a bad property management company. I am a realestate investor, do you really want to take a chance with them signing an agreement is the question. Your choice but take it from me it will be a disaster and you will suffer because they do not care. Goodluck if you really want to take a chance. I will say it again bery very poor company, management and owner.

First, let me inform everyone that this is a common security deposit dispute. The tenant did not fulfill his obligation of the lease, skipped out on rent and left the property damaged and dirty. We followed correct procedures as outlined in FS 83 Landlord/Tenant law and made claim against the security deposit. Funds were insufficient to cover the expenses. We made agreement with tenant that he would make payments on the deficit. Tenant stopped paying due to personal reasons. At that point we were instructed by the owner (for whom we are obligated to) to turn the remaining balance to a collection company.
He threatened lawsuit but we never heard from attorney. Most likely because his attorney advised him he did not have a case.
Instead he resorted to trying to ruin our reputation via online means.
These are the facts:
1: We have been in business since 1/8/2008
2: We have managed 100's of homes ranging from large hedge fund ownership to the single owner that was moved due to job change/relocation, military relocation or simply to upsize/downsize current home.
3: We have very few (4) complaints.
4: Tenant complaints like this one are from those that disagree with our findings of discrepancies after move-out review which require forfeiting some or all of the deposit to repair items or otherwise attempt to make the owner whole due to their negligence.
