Karen Sherard and her company aka "APMG" is an individual who practices are unprofessional, dishonest and just plane shady! I hired APMG to manage my property two years ago and the tenant was on a two year lease agreement. After the first year the management company was to perform an annual property inspection. After 14 months went by, I had to ask whatever happened with the inspection only to find out that it had not been completed with no explanation as to why! The tenant had to issues with two items that broke down (washing machine and dishwasher). When Karen advised me of the issue she wanted to send her repair guy out to the property at a $150 charge. Well I had him do some maintence on the property prior to the tenant moving in and his fees where $150 just to go to the property.

I decided to purchase a used washer and have my brother in-law who a plumber install it for me. She refused to make the arrangement with the tenant because I didn't use her guy. When the dishwasher broke down, it was later found out that it needed to be replaced. I purchased a new dishwasher from Lowe's and they contracted the installation out to a sub-contractor. There was no follow-up as to wether the dish washer was delivered and installed. Karen was provided the contact information for Lowe's and the installer. She never followed-up and several months later the tenant complained that they never recieved the dish washer.

I had to contact Lowe's and explain the situation before they would honor the replacement dish washer. Needless to say this took several days before getting this corrected! Karen also has a problem in her book keeping. I've had to correct her numerous times as to the disbursements of the monies that was owed to me after she took her fees out. Now that I have my 2015 (1098  tax statement) I see that the tenant was late with their rent several times and wasn't charge any late fees. According to the lease agreement the tenant has up until the third of the month to pay their rent and they are late as of the fifth.

It also states in the agreement that I'm due my monies by the tenth of the months. Well if she makes an electronic payment at 12:01 for the next day you actually do not recieve you monies until two day after the agreed date. Meaning you will not get it until the 13th of the month  and you have no way of knowing if your tenant paid the rent late or not. Now that the lease for the tenant has come to it's end and if you do not wish to renew their lease or keep Karen as your property manager. It takes an act of congress to recupe any monies that are owned to you.

I am the owner of Assurance Property Management Group, LLC.  I managed

Mr. Najee Shafi's property for 24 months providing him with excellent service and in this timeframe, provided property inspections to his property 3 times within a 24 month, the first inspection within less than 90 days of the tenant moving in due to his concerns after performing an unannouced driveby.  The management agreement indicated in the level of performance that our contractors provide an inspection report when completing each service request and if any concerns or housekeeping deficiencies are noted during service by our contractor, an inspection by managment would immediately be scheduled to address any concerns with the tenant but routinely performed bi-annually. 

The owner opted to have people of his choice provide services and make deliveries.  If it is a contractor in which I  have no knowledge, yes, either the owner must make the delivery arrangements or have their contractor to contact the tenant directly to coordinate access.  I do make them aware to expect the call and to work with the owner's contractor so prompt service and resolution can take place.  Owners don't realize that when you do not allow management's normal processes to take place involving our maintenance team, it can cause confusion in handling.   No pricing issue took place with the contractor other than this owner wanted for our contractor to drive from Gwinnett to Dallas GA to provide assessments and estimates at no charge.........Mr. Shafi, ordered a dishwasher and the provider never delivered it, and the tenant months later notified management of the occurence.   If management had been allowed to orchestrate the process, this would not have happened as there would have been constant communication with the supplier until we had confirmed it was delivered and installed.   Mr. Shafi order purchae a used washer for the property and within less than a month it broke down and had to be replaced requiring for the tenant to take off from work several times because his selected business/contractor failed to show which caused more tenant aggravation.    

During the 24 month period, lease,  Mr. Shafi blatently displayed an unacceptance and dislike for the tenant even though she paid her rent in a satisfactory manner during the majority of her tenancy which also fueled his inappropriate involvement and stalking.   He even insisted on being present at the move-in inspection process which is not a normal process that takes place when management is hired to oversee the management process.  His actions of paranoia and dislike for the tenant. resulted in many my many LONG conversations with him  attempting to tell him in the nicest way possible that we don't have to like the tenant as long as she provides good lease performance.  I constantly received complaints from the tenant advisinig the she and her neighbors reported seeing him driving by unannounced on the weekends, which made the tenant very uncomfortable.  Now let me say that this tenant at times in several instances displayed non-compliance with the guidelines set forth in the lease agreement i.e., putting a  trampoline in the backyard without approval and allowing her children to build a play military fort on the property and also moving in a large dog that was not allowed. To also assist in this owner's constant peeping on the tenant, he was too cheap to purchase offsite storage,  so he had to visit the property when he needed to retrieve his personal items from the storage shed in the backyard,  which was highly inappropriate and constantly kept management dealing with the tenant as she felt her Quiet Enjoyment of the rental property was being infringed upon understandably so!   Some clients preesnt themselves as investors, but this owner was definitely not an investor that cared about presenting a quality living environment to his tenant.  He refused to complete the required services and repairs at the onset of the contract to present the property during marketing in compliaince with our readiness standards and there was always an issue when coordinating services for repairs  

There was no issue with the accounting practices used in servicing his account.  Rent was due on the 10th of the month and even though he received a monthly statement to confirm that rent was received and in process,  he still called.  Yes, I do require for all communication from clients and tenants to be put in email so that there is ALWAYS documentation to support all handling with the tenant and client to resolution,  and yes his tenant was a single mother of 5 children and if her rent was going to be in our office by the 4th which is the lastest that rent could be paid without a late fee, This tenant paid a last month's rent and when our bookkeeper processed his closing statement, she ommited the processiing of the last month's rent along with the damage charges.  When Mr. Shafi brought the error to my attention, payment was immeidately processed to his account. 

 I was such a BAD property manager that he was going continue business with APMG for another marketing campaign and tenant placement after this tenant moved out, but he is upset because I terminated his management agreement and refused to charge the tenant @ move out for property conditions that did not exceed normal wear and tear and honestly were not in acceptable condition at the time of move in which is why his property sat vacant for over 6 months during the time in which he attempted to market the property himself.    

Mr. Shafi did not receive the normal communication and access to me in December of 2015  because he refused to send email communication so that my assistant could assist him with updates. He wanted to speak only to me during a time in which my grandson was hospitalized in serious condition.  For disbursement processing, monthly I personally deliver my deposits to the bank each month to insure that our clients receive their deposits on time. His wife called on the 10th in the middle of bank processing to over 250 clients and I told her I would call her back when completed.  Mr. Shafi was upset that his tenant had not paid and his deposit was not included in the days processing.  In the last month, the tenant became belligerant and used her rent to fund her move which she said was very easy due to her dislike for him, which was also the reason for the lack of feedback from the tenant when we were trying to resolve issues.

Yes, I do have a P. O. Box located in Union City GA and yes my physical office address as I work from home is different.  Mr. Shafi attempted to come to my home office on numoerus occasions for this or that,  which I declined after seeing his actions involving the tenant as he appeared to have stalker tenancies.

Good Day Mrs. Sherard,

Let me preface this email by stating my reasoning for hiring a property management group to manage my residential property at 61 Lady Savannah Dr Dallas, Ga 30157.

As a landlord, I wanted to make sure that my rights and my tenants rights were protected under the guidelines that are mandated by Georgia law. As the owner of the fore mentioned property, I was looking for a property manager that met my exceptions in vetting detailed information as it applied to my property and that would provide me with a complete understanding of what it means to be a good landlord and not a slum-lord!

Mrs. Sherard, you met my expectations and at times exceeded them. For some reason this all came to a complete halt the beginning of December 2015, wherein you stopped all communications. You were following the mechanisms/protocols that you had in place such as no notification of late payments for the month of Decembers rent from Ms. Staci Smith, which would have been her final rent payment. I had left you several vmails last week asking what was going on with the rent payment for December, as of the 10th it had not been received nor did I receive any communications from you as to late payments, etc...

It was not until 12/10/15 that you accepted a call from my wife wherein she explain that I was on a conference call and was unable to call and that I had not received any feedback from the vmails I left prior to her reaching you.

During the call you explained to my wife that you had been trying to reach Ms. Smith with no response and that you would try her again once you left the bank. You also stated that you would contact my wife later that day. Well Mrs. Sherard, my wife was not only calling you for me, but she was also calling to let you know that moving forward she'd be the contact for the new tenant and wanted to schedule a time wherein you and she could talk about expectations and goals for the property going forward with the new tenant placement.
