BNC ripped me off for $500 for an appraisal that was factually incorrect and they did not order. BNC got ahold of my credit card with the idea that I would not be charged unless necessary. They charged right away. They did not order the appraisal, it was already completed and on top of it factually incorrect (the fact that we are on septic and not sewer). Avoid unless you want to fight improper credit card charges by these people.

Proof of payment to the said appraiser was provided to the consumer. Appraiser was issued funds over 30 days ago for the report. We hope this satisfactorally resolves the matter.

Now, my new lender says the appraiser has not been paid. If I want to use that appraisal (which I HAVE to because it is VA), I will need to cough up another $500. Why would they make that up?
BNC charged my $500 under the idea that BNC was paying the appraiser. BNC did not pay anyone but themselves. BNC is a ripoff.

Response to Appraisal Issue

On behalf of the staff of BNC National Bank I would like to appologize for the confusion surrounding your appraisal with our company. In your specific case, your VA appraisal was ordered by another lender. However, your previous lender never paid the appraiser that completed the report. Upon starting your loan with BNC, you signed a form with credit card information allowing us to collect funds for the completed appraisal so this licensed Veteran's Adminstration appraisal could be paid for his services rendered. As you also signed an appraisal transfer document giving BNC access to your appraisal, we are required to make sure that this appraisal is paid for his efforts. We also contacted the appraiser to correct the fact that you are on septic and not public sewer. Before this was completed you decided to withdraw your loan. Please keep in mind, this appraiser is not an employee of BNC National Bank, and we do not have access to select who completes the report. The appraiser is a contracted employee of the Veteran's Administration, and any complaints regarding the factual accuracy of your report should be directed at your local VA office. In closing, I do want to thank you for your service in the United States Military - over half of our total loan volume consists of home purchase and refinance loans for Veterans!
