Bob Haycox will NOT return your security deposit. DO NOT be fooled by his friendly demeanor. I rented a condo from Bob Haycox for 2 and 1/2 years. Originally we signed a rent to own agreement, which we later changed to a rental agreement because we were "growing" our family. Because I planned to purchase the home, I removed wallpaper out of the kitchen, dining room and two bedrooms. I then painted the entire house. The condo looked 110% better when we moved out than when we moved in. In addition, I had an infant during the time I was there so I was compulsive about making sure the carpets were clean.

When I moved out, Bob Haycox and I did a walk through during which time he brought nothing to my attention that was wrong. He told me he had 30 days to return my security deposit. He never did. A couple months later, he said we did not provide a forwarding address within 30 days, so he was no longer obligated to pay, plus there was some damage. There was NO damage with the exception of an area on the vinyl flooring that was there when we moved in and I did email him my forwarding address.

He will not take our calls, and left the above message on my husbands work vm at 7:30am. He will not give me a list of what was wrong or what the issues are that make up the $1200 he's keeping.

I never paid my rent late, even sent him work for buisness forms business. And to not even take my calls is dis-respectful and unprofessional. I also know several other people who he did not return deposits to. If you are renting from him, or considering renting from him, I would highly recommend withholding your last two months rent because he will not return your money. I am not an unreasonable person, and if there was damage or any reason I should not be getting my deposit back I would not be disputing this at all.

Future landlords should be forewarned about you.  Your boyfriend, Rick, moved into the condo you rented from me.  But, he did not pay $75 per month for extra adults living in the condo as stated in our lease agreement.

Also, regarding your security deposit, I provided a detailed security deposit letter within 30 days of you vacating the condo which fully explained why you did not receive your security deposit back and how it was applied.  You repainted nearly every wall in the condo with dark, bold colors during your tenancy without my knowledge or consent in violation of our lease.  When I discovered you had repainted, you said you would repaint the walls back to the neutral beige color prior to vacating the condo. 

But, you never did.  Just before moving out, you asked me to have my painter sand, prime, patch and prep the walls and to deduct the cost from your security deposit.  Then, after I did this you had the gaul to complain publicly about it on this site!  This speaks volumes about your lack of character and dishonesty! 

I only charged you for my cost to pay for the damage you caused, which also included replacing wall switches and switch plate covers you painted over.  I also had to replace missing closet knobs and filthy stove burner pans.  My painter also had to repair the walls from damage caused by stickers you applied to my walls that chunked the drywall.

I would not recommend you to any potential future landlords given the condition in which you left the condo you rented from me. your dishonesty and your lack of character.

My former landlord too

Wow,  wish I would of known about his habits, prior to renting from him.   I just rented a condo from him as well for 1 year. 

 

I left his unit, in immaculate shape.  I steam cleaned the carpets myself, repainted his whole unit to my liking, and was only returned $242 dollars I think was the total.  

I sent bob and email regarding the security deposit and he charged me ridiculous amounts for stuff that wasn't true or needed to be done.  I am definitely taking him to court and have already contacted my attorney! 

It's obvious he is hard up for money!!

He claimed we damaged his rental unit and that we did not give him our forwarding address. His damage claims were not true and we gave him our address in less than 30 "business" days. It didn't do any good. We lost our deposit after being good renters for more than 2 years. I feel it necessary to warn others of this 30 day limit/law that he uses to keep your money and also need to warn others to be sure to photograph and document the condition of all appliances, walls, floors, fixtures, etc. as he will not and use any and every excuse to keep your money including blaming you for pre-existing damage

By not providing your forwarding address within 30 days of vacating your unit, you forfeited your security deposit and are NOT entitled to damages or attorney's fees, as explained in the Ohio Landlord Tenant Law, in section 5321.16, Security deposit procedures, letter "B".

In addition to not providing your forwarding address to me within 30 days (you later emailed your forwarding address to me long after the 30 day deadline had passed - I have the email to prove it!), you and your husband, Matt, caused substantial damage to your unit. I have receipts for the amounts I paid to repair the damage. The damages include a large hole about the size of a manhole cover in the vinyl floor of the laundry room, which was clearly not there when you moved in as you stated in your letter - you never would have accepted it! I had to replace this vinyl floor after you left. Also, you failed to clean the gutters/downspouts in the sunroom (your responsibility according to our lease and the condo rules and regulations) which caused rainwater to get into the sunroom and damage the carpet. Furthermore, the carpet throughout the unit smelled like cat urine from your cats. Also, you left cat feces behind the washer and dryer in the laundry room when you vacated the unit. In addition, your cats pee stained the carpet in the bonus room upstairs. I had to pay to remove these horrible odors in the unit. Also, I provided a washer and dryer for you to use during your tenancy at no charge. When you vacated the condo, the washer did not work and you failed to fix it, despite using it for free for over 2 years during your tenancy! You also damaged wallpaper in 1 upstairs bedroom and in 2 bathrooms that was in perfect condition when you moved in. I had to pay to remove the torn wallpaper and to repair the damaged walls. Furthermore, you broke the tracks on 4 drawers in the kitchen and the bathroom. I had to pay to replace the hardware. You also left a water leak in the kitchen when you removed your built in dishwasher and failed to replace it with the one in the unit when you moved in. You left a lot of garbage in the garage and also left behind garbage in the unit after you moved out. I had to pay to have your garbage removed. In addition, you failed to prune the shrubs around your unit, which was clearly your responsibility according to our lease and per the condominium rules and regulations. I had to pay to prune and remove overgrown shrubs which clearly had not been touched for at least a year. Furthermore, you badly chipped one of the bathroom sinks. Finally, you broke one of the light fixtures in the kitchen which had to be replaced. The damages outlined here are only the ones I can remember. There were also other damages done by both of you. Obviously, I have receipts for all of these damages.

I have been a landlord for 21 years and have returned many security deposits, including one within the past 2 weeks to responsible tenants who did not damage their unit as you and Matt did. Therefore, April, you are simply not telling the truth when you state that I "never return security deposits".

This is a false, inaccurate, misleading report. April, if you do not update your false, inaccurate, misleading report within 30 days, by December 8, 2008, I will be forced to pursue this matter legally, including but not limited to filing a lawsuit against you for defamation of character and libel. Of course, your letter will be used as evidence against you if you fail to file a retraction and admit that you damaged the unit and that you failed to provide your forwarding address to me within 30 days, as required under Ohio Landlord Tenant Law.
