I don't want this to come across as a sob story but am legitimately looking for answers, help, assistance, creative solutions, what ever that can be offered. So please read my story, I know it is long.

We purchased our home in 1986 and in 2002 and in 2004 both my husband went through job loss. It took him a year and a half to find work, I found work sooner but both of us went back to work at 50% less pay then we had been receiving. Our home had been paid off with the assistance of a relative but the relative was giving us a great deal of grief over the money we owed them so we decided to take out a home equity loan in the amount of 40,000 for our home that was appraised at 110,000. The loan started out at around 500.00 month payments with a 10-11% interest. At signing the loan had gotten to 785.00 month payments 26% interest and over 10,000 in closing costs. I knew it was a bad loan but felt pressured from the family member that I owed to accept it and thought that I could get a better loan later. Signed the loan, paid for six months and tried to get a better loan, I had a nice gentlemen helping me with a better loan but when he tried to get information from Bond Corporation (the mortgage holder) they 1) wouldn't return his calls 2) wouldn't send the paper work that he needed 3) Had not credited me with the last three months payments so it looked like I was behind. The loan that he had lined up for me fell through, by the time that he got another loan lined up the mortgage industry fell in on itself with all the predatory loan problems and issues and quite frankly I didn't make enough money to qualify for any other loan. Around April 2007 we had several personal tragedies and DID get behind on the loan. In the beginning I was very pleasant and cooperative with Bond Corporation and told them that I was working on resolving the situation and asked for assistance but they wouldn't give me any, in fact all that "Tom" did at Bond Corporation was yell at me and threaten me and harassed me. I told him that I was at work and couldn't continue the conversation so hung up on him. One day he called about 6 times in a 20 minute period. The first couple of times I repeated that I was at work and couldn't accept his calls, after that I just hung up on him. I am sorry to say that because of the extra debt I had incurred due to the personal tragedies (IRS, car accident, deaths, etc) I buried my head in the sand as far as the house was concerned and put all my effort into getting a better job, because I figured that was the only way to try and get out of this mess. The house went into foreclosure and through the sheriff's sale. I was working as hard as I could to get out from under an 8/hour job and hoped for a miracle as far as my house was concerned.

I did get a better job in December of 2007, but it was a little too little too late. I am now to the point of eviction. I have several pets and two children and have no relatives that can help me out. I would be homeless. I fought the eviction in court, but they were not of much help, they were only interested in if the eviction papers had been taken out legally. I went to one lawyer that specialized in mortgage fraud, and told him number one that I wanted to hire someone to negotiate to keep my house, and then look in to mortgage fraud. I was told that he only "sues" people he doesn't negotiate and I would sue the broker that established the loan not the lender that currently had the loan so suing would not help me keep the home. He would only negotiate with the lender if I put down 2,000 cash. I went to a lawyer that was a friend, and he had negotiated with the lenders, and this is what they offered: They offered a two year land contact on the 55,000 that was the balance on the property at 600/month payments and 11% interest-------this was perfectly acceptable to us the clincher was they wanted 1,000 by 5/19 and 10,000 down payment by 5/30 to secure the deal. Could only get 520, by the 19th, I found out about this deal on 5/15, and have no hopes of getting 10,000, particularly by the 30th. They al ready have told the lawyer that they basically expect me to fail and set things up so that I would.

I have no place to go, and my family would be homeless. My husband will be graduating with his BS soon and be in a better position to get a better job-----we are open to any and all solutions, I have even thought of trying to sell to another person and seeing if they would rent the property back to us. Bond Corporation said they would be open to any all offers, but they have told the lawyer that they are "tired" of dealing with me and are not giving me much time to come up with solutionso I am putting out many "feelers" out there in hopes of a miracle coming. Bond is very much a predatory lender; you can go to their web site and see that they specialize in selling to brokers for people with low/bad credit, people that in the end can't afford their loans. I don't understand why they would not be interested in giving me the time to contact government agencies, and other resources to solve this there are many foreclosed/abandoned and for sale home in my subdivision as it is, so why would they want another????

Please I know in your position that you have many, many contacts. Please see if you can extend a helping hand and see if there is someone/something out there that can help us.
