Branson Tri Lakes Property Management charges the owner of a property management and late fees even when the property has been completely VACANT for months.

Branson Tri Lakes Property Management on 08/01/2012 rented my single family home to new tenants.

The tenants on 01/31/2013 ceased making monthly payments. For three months they lived in the house without making any payments and I have had to hire an attorney to perform an eviction and to issue me a judgment letter against the tenants.

After the tenants left the house on 04/31/2013 it became vacant.

However the tenant’s security deposit total of $1,595.00 remained under the Branson Tri Lakes Property Management account.

For 4 months the house was vacant and Branson Tri Lakes Property Management never rented the house back.

After waiting for 4 months on Branson Tri Lakes Property Management to rent the house back I decided to move to a new management company which rented the house within a week.

I ceased any working relationship with Branson Tri Lakes Property Management on 08/15/2013 but I was still waiting on them to return to me in full the tenant’s security deposit.

Later on when I received the last Tri Lakes Property Management statement I noticed an amount of $285.50 has been withhold by Branson Tri Lakes Property Management from the tenants security deposit for management and late fees for the period of 8/1/2013 - 8/31/2013... Remember the house has been completely vacant since 4/31/2013.

The tenant’s security deposit should have been returned in full to the owner of the property according to their management agreement.

Branson Tri Lakes Property Management literally charged me from the tenant’s security deposit $285.50 for management and late fees for the 4 months while the house was completely EMPTY.

I sent them an email seeking explanation of these unreasonable charges and demanding a return of $285.50 and after trying for a whole week to get hold of them via phone and text messages finally after a week I received an email from Tri Lakes Property Management that didn’t make any sense.
