I can not express how much I am displeased with the construction happening at Penbrooke On The Geen Apartments.  They begin with the nail guns at 7:00 amand stop construction around three.  I believe that if your management group would express that they would not like to have the construction start until9:00 am would go a long way with tenants perception of you management group. In addition having construction people banging out concrete supports on sunday morning is ridiculous. I have tried to speak with the management team at Penbrooke On The Geen but they have informed me it is not their responsibility and not in their control.  In addition I have expressed that the construction companies have repeatedly stored equipment and materials in the parking lot for the tenants who pay their rent instead of within the construction zone that has been fenced off.  They also have to porta potties taking up parking spaces.  There are three bathrooms on site one contained within the site and two in parking spots, plus two containers for storing equipment.  I have asked if their is anything to be done on decreasing the rent for these inconveniences and had the same basic response of nothing can be done.  i am appealing to you to re-evaluate the construction situation, parking and other matters at your property.  I would appreciate a response via email this week.  I would like to know your thoughts on a deduction of rent while the construction is happening in front of our building and our parking lot being used as a storage facility.

It was not a nuisance.  It was deplorable.  Why when I asked your manager and complained to her about the construction she informed me to deal with it? She also said I should buy some ear plugs.  Exactly how would you consider this a nuisance?  How would you feel if you were treated in this manner?  To me a quiet nights sleep, as we work nights, is more valuable than anything you could possible build.  The value you try to put on this comes from the rent being raised 100.00 a month so we are paying for this perceived increase in value.I have been in the leasing office, remember I said I went in there to complain about the construction starting at 7:00.  I do appreciate the fact that you have now done something about this.  Why did it take a letter from me to do so?  I would reevaluate your staff and management team, as this should have been handled when my brother asked about the noise and time of the construction back in JULY, two months ago.  In regards to the construction containers and porta potties, I agree they should have easy access to them, they would have easier access to them within the construction site.  Where they have the containers now they have to exit the construction site walk around the fence n order to get to them.There are never more than 7-10 guys at one time and mostly there is only 3-5 at any one time.  Have you been bye here to actually see?  Example today they nailed the top of the roof on the new center that started at about 8:30 and were done by 10:30.  No one else was working from then on.  So why couldn't they start this at 12:00?  Anyhow I do appreciate the fact that you have them now starting to work after 8:00, I wish you could make it 9:00 as they never seem to be working past three.  

 
Now in regard to my other questions and concerns you did not address everything from my previous correspondence. I have asked if there is anything to be done on decreasing the rent for these inconveniences and had the same basic response of nothing can be done.  Is there anything to be done on having some credit for enduring the construction and being treated so disrespectful by your office staff?  If nothing on the rent can we have two covered parking spots close to building FF for the remainder of our lease?  It is up in june of next year.  As I have said working nights there is no parking and this gesture would go a long way. If you r manager gets paid based on revenue generated this may be a justified punishment having to give up rent and parking for treating tenants poorly. I would also appreciate an apology letter from your manager and staff.  I believe that if they would have brought this to you attention sooner this, all could have been avoided.  Blatant disregard for tenants concerns in their positions one thinks they should be in a different field as they are not providing a service but compounding the problem.  I will give you another example when I had previously gone in to the office to inform them that at around 7:00 p.m. to 12:30 on some night you had a group of kids playing soccer on the tennis courts.  When they kicked the ball which was flat it made a loud sound and then they were shooting the ball against the fence also making load noise. As well as having kids ride bikes skateboard and just basically use it as a fenced in playground when no parents were around. I asked them if they could do anything about it and they said no.  I said that they were using the courts in an unattended way an that if someone go hurt they might be liable.  I was repeatedly told that if there was an issue to call security but only after quiet hours so after 10:00pm. I believe that if you look into our records our rent is on time every time and we are quiet and respectful and in my opinion the kind of tenants you would want to keep, as the in the last 15 years we have only lived in two places.
 
I would like to say thank you for responding to my letter and actually doing something about the construction times, I wish I would have done this two months ago instead of trying to speak to the manager.  I would appreciate anything you can do in regards to a credit for the rent or a couple of parking spots.

 The construction continues, they still start before 8 a.m. and tehy still o construction work on Sundays.

Construction has again happened before 8.a.m on Saturday Nov 16th and Sunday construction on Nov 17th.  What is your response to this?  Are you going to do anything for us.  I would like Decembers rent to be free.  Maybe you could charge the construction companies who have "been reminded" not to start construction on Saturdays until after 8 a.m. or never on SUNDAYS, who have been starting before 8 a.m. and working Sundays to pay it.  THIS IS THE VERY LEAST YOU CAN DO.  I would like to see what the most you can do is.  Pitty I can not attach a video to this email, but did include the link for YOU TUBE. I did manage to post it to the Pembrooke on the Green FaceBook and the old Kennedy Ridge site and as soon as I can compress it I will attach to whatever apartment review sites I can manage to find, since it is Sunday morning and I am up with three hours to kill and I cannot sleep in my own home due to the construction.  Please review the video before commenting back.  It is a lovely sound of someone cutting marks in the concrete this morning SUNDAY that was poured on Saturday starting around 7:30 in the A.M.  You just spent good money changing the name to get away from bad press and reviews.  Guess what I am motivated and tech savvy and have time to kill today since I can not sleep in my own home.  And the worse is they only work for three hours, why in GODS NAME in the MORNING when people are trying to sleep and not in the afternoon.  I feel it is because you do not care enough to manage this aspect of your property and have no care or respect for the tenants that pay rent. I would appreciate a timely response to my request.
