You really, really should stay away from Carriage Hills Resort, in particular, and likely the whole Shell Resort Change. Timeshares in general have a pretty bad name, but our experience will Carriage Hills has been awful. There is the standard timeshare story: most of the sales pitch is false, timeshares are hard to use and don't make sense financially...but the further problem with Carriage Hills is they seem to be using some pretty creative and unethical methods for raising extra money. They are trying to get around the LAWS regarding the 10 day cooling off period for buying something, plus they are trying to squeeze as much as they possibly can from people who already own weeks at the resort. Here's an example: We moved 4 years ago and informed Carriage Hills on two separate occassions that we had a new address. They STILL sent our maintenance bill to our old address and--lo and behold--because we didn't get it, we didn't pay it. They have now turned it over to their internal collections agency and are trying to charge us a $500 late penalty--so, maintenance fees plus late penalty--for one week's use at the resort--would be $1200- that's on top of the 11K that we spent when we bought from the resort. We assumed that when they realized that we had moved and didn't get the bill, they would waive the late penalty. They won't. They are saying that we should have contacted them to see what we owe. So, now we're getting harassing phone calls telling us that this will ruin our credit rating etc. Do not believe what people at this resort tell you. There are thousands of weeks at Carriage Hills for sale for a song on the resale market--(look at Rapid Resale--that's just ONE resale website)...the only reason that this company doesn't get more complaints is that there are desperate people who want to sell their week and get this monkey off their back...I read one discussion string re: Carriage Hills that said--don't say anything negative, how will we ever sell our weeks? Run from this company. Run fast.

This is a group for all people that have purchased Shell Vacations Club Time Share and now feel sorry after finding out that it is a total rip off!!
Lets get together and spread the word about Shell Vacations Time Share.
Shell Vacations sales staff used questionable tactics and pressure tactics to try and sell an owner/time share. They talk of 5250 "points" as if they were dollars by subtracting the $679 management fee when in fact (their words) the points were convertible to $ at a 5 to 1 ratio that is 20 cents. Now my annual 5250 pts. $1050. Minus $679 management fee is worth $371 a year.
This for $23, 000 works out to 1.6%. If the value of the points stays at 20 cents and the maintenance does not rise. Who decides the value of the points? At 13 cents /point you earn 0%.
Put your money in a G.I.C. and go where you want when you want.
