 This company has said so many lies that caused a Foreclosure which is leading me to being homeless.  Everytime I have called I spoke to a different person.  They each had their own version of what had to be done in my situation.  My situation was that my mother had passed on 4/24/2012 and she had left the home to me, her only child.  The home had a reverse mortgage loan with Bank of America whom sold it to Champion Mortgage. 

1st. Lie - This company told me that I had a year after a year of my mother's death to pay off the loan. This was false come to find out it was a year after her death.

2nd. Lie - Because I had been stressing over all the letters and fed-ex letters regarding my home was to go into foreclosure and that I only had 30 days, thier response was that they were sorry and that I should just ignore these letters because they are just letters that needed to be in the file.  No need to worry you have plenty of time they would say.

3rd. Lie - They said they would accept the will of my mother which states that I was the executor and that everything was left to me.  No need for probate they said.

4th Lie - On the monthly statements it states these amounts for appraisers and services which are being added to the loan and for which has never happened.  In fact they said that when an appraiser is sent it was already paid for, their would be no charge.

The final call I made to this company was right before my mother's 1 year of death just to make sure we were on the same page about how much time I still had.  I had sent in my extensions like I was told to do except for I sent them all too early because I would receive a letter from them and would get upset and so I would send them the request so to remind them that they had given me my extensions.  The girl I spoke to said she couldn't talk to me because there was nothing in the file with my name on it.  There was no will, there was a death certificate only.   I about died, I told her I had sent 3 copies of the will with death certificates each time at different times and they were faxed and I had receipts to prove it. I also stated that I have been calling all year and how could my name not be there. I then went on to tell her all the above statement s the company's other employees had stated and she was shocked because they had no record of it and they had just filed with the courts the default of no payments on the home.  My mother died and why or how would she make payments.  The loan should now be in my name.  She had me fax her again and call her back to make sure she had recieved it and then no response.

My home is in foreclosure and I have no where to go, the home my father had worked so hard for my mom and myself to have til we died has been taken from me.  I was born and raised here, I left and came back and then finally stood to care for my mother til she passed on, she was 90 years old and she had everything in order so that I wouldn't worry  after she passed on, well she thought she had. 

These greedy SOB's have lied and stolen my life and my childrens lives from us and not once did they try to work with me, no they just wanted and I quote,"WE JUST WANT A CHECK WITH OUR NAME ON IT FOR THE TOTAL AMOUNT DUE TO US". and "YOU DO WHATEVER IT TAKES TO DO THAT AND THE HOUSE IS YOURS". They knew no one would give us a loan on a home that was upside down.  The home is set to sell on July 1st of this year and I have been crying everyday since I found out. I hope someday they will pay for all the suffering they have caused not only me and my children but everyone else that they have stolen from.

Clarity to her lies

To clarify to this consumer complaint.

1. You need to send in a copy of legal documents that show the court has given you authority to discuss an account. Sending in a copy of an un probated will does not gain access to private information on an account.  I am sure she was told that on many times in the year and a half after he mother died.

2. Per the guidelines that govern a reverse mortgage you have one year to satisfy the loan. However you are required to work to satisfy it during that year. The guidelines are set by HUD not the loan servicer.  Read the guidelines.

3. Any hud backed loan that is no longer worth what is owed on it is eligible for a short sale.  This is black and white the servicer has to accept 95 percent of a FHA appraisal as a payoff. She would have been told that also. Even with out being authorized on the account. This is non specific loan information.

4. The rules were explained when the reverse mortgage was taken out. Her mother made this choice.  This adult woman should have been putting money away each month while living in her mothers home for free.  Also how can her and her kids be homeless. If the home owner was 90 she must be 60 and her kids at least 30.  They should all have had jobs and not have been living with grandma for free.

 This is just my opinion

 Whomever you are when you do a reverse mortgage you have to be 62 years old.  I was on the deed already but had to be removed because of my age.  It's not about the properity that I am upset about.  If you were reading correctly it was about their professionalism in handling the situation.  There was no need to lie and stress me out to the point of hospitilazation.  I understood about the home being upside down but I was about to do a short sale with their ok when they filed the notice of default.  They new this would happen but come to fnd out they filed it wrongly.  So before you make your little comments you should do a little research since you feel so priveledged to make such dumb remarks. Maybe you should mind your own business because you are the last person I need to hear.

 Seems to me that they are not ripping you off or scamming you. It actually looks like it was your own mother that ended up shafting you. The mortgage company just wants thier money. Thast all, and as the property is the collateral for that money, then they will take the house if you cant pay cash. How is this difficult to understand?? You are neither being ripped off or scammed. There are leagalities where situations like this happen. The mistake is that your mother didnt put you on the loan. Had she done this they would have worked with you. But since LEGALLY they cant just transfer the home into your name, you have to give the house up.

Now your situation isnt hopeless. You can still get the house back. You can either buy it when they auction it to make back thier money, or you can hire an attorney that specializes in real estate law and mortgages. The lawyer is your best bet.
