Classic country land is a scam. They offer financing on parcels of land, one of the terms that shows up on the financing is the balloon payment. When I asked about the balloon payment I was told not to worry about it because I could refinance by that time. I had two parcels of land next to one another, I was given a discount for taking the two properties.

I fell behind on my payment by 1 month due to illiness, I sent an email to let them know I would be late over a week before the original payment was due. We made arrangements for me to make up the payment allowing me to catch up. I had to make one payment of $560.00 and the second would be $310.00. I made the first payment of $560.00 before the required date which was the 1st of the month. I made the payment on the 26th of the month before it was due. I had to make the next payment by the 15th of the month however I was sent an email on the 7th of the month telling me I was being forcloused on. When I asked about the arrangement we had I was told that the person who set the arrangement up with me had to answer to another person who would not honor the agreement.  I could have made a bigger deal about it because I did have the initial email. But considering what they were doing I really didn't have the desire to deal with them anymore.

If I had known that the agreement was not going to be honored and that I would be forcloused upon anyway I can honestly say that I would not have paid the $560.00 I was asked to pay as part of the arrangement. So I was forcloused upon at which time I started asking questions just because I wanted to see what they would say.

I asked when the property would be back on the market and how much it would be incase I knew someone who wanted to purchase it. They said it would be back on the market in a week and the cost would be the original cost minus the amount I already paid. I also asked if I would be able to purchase property with them at another point if I wanted to. I was told that I would be welcome to purchase again and that I could actually purchase my same property for another  downpayment.

I watched their website and saw one property go up on the website however the second property remained sold on the website, which makes me think it had already been sold. Do your homework before you go with this company, check the area you want to purchase in because there may be land owners who want to sell or other companies that offer financing under better more honest terms.
