New to the state we applied at multiple apartment complexes, so we became familiar with property management requirements in our area. This was our third application for a property and since we were new the company told us we needed a co-signer. Each application fee was $40, so $120 total with the cosigner. It took a few days to gather all the information we needed, including all of my cosigner's information, and they said they'd work with us. But once I sent them the supposedly last letter they needed, I got a response that the apartment was given away. I asked to speak to this representative's manager and she said they would contact me. A couple days later she emailed me saying that it was their mistake and we could still have the apartment. Absolutely ridiculous, we already were living in a hotel for two weeks waiting to get into this place, so we found another apartment that got us in SAME DAY. I explained my frustration with the representative, she said we could not get our $120 application fees back and the "managers" of the company never even contacted me. Furthermore with the very unprofessional treatment from this company they now had all of our personal information which I am very uncomfortable with, after parting with ways with the representative I am constantly getting calls/email from spam companies and I would not be surprised if they sold my information off. Very unprofessional, wasted a lot of my time and money, and absolutely no customer service. I would avoid trying to rent from this "company."

Is this finally the supervisor I asked to speak to almost a month ago? All you did was continuously ask for information, which kept delaying the process, and extending our hotel stay. My main concern is that we got into a different apartment community immediately after giving up on your property with less than half of the detailed information you needed, and no cosigner at all. The rent special wasn't even a concern, we would of paid full rent no problem, but a week and a half in a hotel trying to collect information cost over $700 in addition to the $120 in application fees. I've reread all 26+ emails, you should of been upfront with us in the first place over your strict "protocol" which was still never described to us. It would of been nice if you listed all the information we needed in the first place instead of continuously asking for more, we probably would of been able to get better or more accurate information faster instead of trying to figure it out a step at a time. While we did appreciate you trying to make amends, it was too late, and now we were uncomfortable with the situation with the "company." You sent us an email Saturday July 1st at 7:09pm that the other applicant signed the lease, so first thing Monday morning we went out and got a different apartment, the same day, so the email we received the following Wednesday offering us yet another way to get in was too late. I misspoke before, there was customer service, just kept sending us around in circles. You also admitted yourself that you should have chosen your words more carefully, I hope you do for your other applicants.

The Rest of The Story

AUTHOR: Cobalt Property Management - (USA)

Colleen hasn't quite told the whole story here.  When applying for one of our units, we send a series of emails explaining our process before anyone applies.  The emails explain our criteria for renting, that one needs to show proof of income when applying, that application decisions are made on a first come first served basis, and after an application has been run, there will be no refunds of application fees.

In her report, Mrs. Fitzgerald failed to mention that she didn't immediately have all of the information she needed when she first applied for the home.  She also failed to mention that a rent special was happening and about to expire on the home.  in the time between her first applying for the apartment and then getting the rest of the information required for us to make a decision, someone else filled out an application who was fully prepared and who qualified.  They wanted to take advantage of the rent special and moved quickly to do so.  In the emails previously discussed above, it clearly states that we work on a first come first served basis and be prepared with all of your information when applying.  The second prospect was prepared and qualifed and got the home.

In an attempt to help Colleen, we reached out to the second prospect and asked them if they could move in later when another resident was moving out... a month later.  They agreed they could do this.  We then offered Colleen the home without the rent discount but with an immediate move in date.

To sum it up, we went way above and beyond for this person.  We were willing to ask someone else to be inconvienced in order to help Mrs Fitzgerald even after she was unprepared to go through the leasing process.    In return, she asked for her money back and left an inaccurate report here on this site.
