I was looking for a small business loan leader and came across Corporate Business Lending.  I reached out to Justin T, who responded to me via email. After playing email and phone tag, we finally spoke on 23-Jun-16.  

 

I listened to his pitch and he asked me some "pre-qualifying questions." He stated his company has relationships with over 400 lenders and they have the underwriting criteria that these lenders use to get approved. Based on the info I gave him about my business and income/revenue, he stated I was "qualified" for his underwrting services.  He told me his services were "guaranteed" (red flag 1) until I was fully funded (red flag 2). He wrapped up by saying it would cost me $250 for his company to complete my underwtiting services, help me with my business plan, and submit me to lenders.  He also stated "he" does not deny my loan (red flag 3).  

 

At this juncture, I began to ask legtimate and prudent questions, as any business person would do.  First, I asked, do I pay the $250 up front or is this taken out of the "funding" I would receive. Justin confirmed upfront (red flag 4).  I asked, what would happen if I was denied by a lender?  Justin stated, that should not happen unless I do not provide accurate information.  I said, ok, well, what type of information will you need from me?  He responded, "it depends on the lender, but we have the underwiting criteria" (red flag 5).  I asked can I get an example...again, he would not provide me any information about what the underwiting criteria was and that this was proprietary and no lender would give that information (red flag 6--so how did he get it??).   I then tried to restate exactly what he told me about what he was offering: review my documentation, prepare underwriting package, submit to lenders.  He told me no, that was not correct (red flag 7---its exactly what he stated, and he in fact repeated himself and provided the same process that I restated to him).  At this point, Justin became agitated by my questions.  I continued to ask clarifying questions, and restated exactly what he told me or which he would deny that was what he said (I have it recorded by the way).  

 

Justin became frustrated and told me he would just send my contact info and if I was seroius just call him back. I ended the call by saying the questions I am asking are prudent as any savvy consumer should understand what he/she is buying and receiving for their money. I told him I would not be calling him back and thanked hin for his time.   He was further upset because I refuse to go with his b.s. story.  

 

There were too many red flags. This service was too good to be true--and that means it wasn't true at all.  In the end, it pays to ask questions so that you understand what you are getting. In short, Corporate Business Lending does not offer you anything but wasted time.  I am sure they do not look at your documents and what they try to do is sell you on additional services that does not lead to funding.  If you cannot tell me what happens if I do not get funded, if I have to pay for fees up front (when it makes more sense to get his fee when I get funded, don't you think?)  and you cannot answer real, important questions, then your service or program is not right for me.

 

So, the moral of this story: run, don't walk, far away from Corporate Business Lenders!  Do not give these people your money.  If someone cannot answer your questions, questions your motivation to work with him/her because you are not jumping at his/her offer, and then gets frustrated (lacking emotional intelligence) because you refuse to allow him/her to take advantage of you, and more importanlty wants all the money / fees upfront with no direct/concrete guarantee of a real result, then don't waste your time. There is something really, realy wrong with that company.
