Steven and Suellen Bryan of Medicine Lodge, ks. are the absolute worse land owners/ renters in Medicine Lodge, My wife and I rented a small house from them and paid way more than we should have on rent for two months. The house was tiny, one bedroom, kitchen, living room and bath. My relatives told us we were getting ripped off and that our land lords were the worst people we could possibly be renting from.
My cousins some times even joked that our house was a doll house. (sadly they were absolutley correct, the place is tiny, itty-bitty) We were paying an outrageous $225.00 a month to live there and on top of that we paid all our own bills (we are on disibility/ssi so that wasnt easy) Our rental agreement was a 6 month lease which would have been renewed at the end of a six month period, but on June 27, 2005 we recived a letter in the mail From the office of Steven and Suellen Bryan stating that our lease would be up on July, 21 2005(which, in all fairness, was accurate as we signed the lease on December 21, 2004)
However , they stated that they did not wish to renew the lease . They offered no explaination as to why they did not wish to renew the lease, only what they required upon our departure from the residence (#)^ B North Main St. Medicine Lodge, Ks.) When I asked for an explaination from Steven Bryan , he simply stated that they didnt wish to renew the lease. I indicated to him that that much was obvious as I had already read his letter which clearly stated it. He informed me that per kansas state law he wasnt obligated to offer an explaination as to why the lease wouldnt be renewed and that they spoke with the county attorney on the matter and had his support on remaining silent where an explaination was concerned.
Best we can figure, there is no reason why we shouldnt have been able to renew a lease with them , other than Steven and Suellen seem to have an unwritten policy - no tennant shall live at any residence owned by Country PLace LLc any longer than six months. This inconveinces leasers a great deal obviously, and it is not a very ethical business practice on Steven and Suellens part. And it isnt just pure speculation that they have such a policy either; our neighbor who lived right behind us , his house was also owned by Steven and Suellen Bryan and he was only there six months. One day after he and his roommate had moved out, i asked him why he had to move out he simply replied "Because Steven and Suellen said so" he also indicated that they offered him no explaination as to why his lease couldsnt be renewed, and that he was quite inconvienced and angered as well.
Other problems we had with the Bryans in our residence at theyre place were the rude obnoxious repairman they have for hired (his name is Kelly Stockwell) when he came to work on our air conditioner, he knocked over alot of my things i had spent the previous evening organizing and destroyed a bunch of our flowers under our window. (i complained to Suellen and she acted as if i were way out of line for complaining and even indicated that theyre hired help couldnt tell flowers from plain grass ..... ?????) also, they give the repaitrman his own key to the entrances to ther properties, meaning that they can waltz right in on you any time of day if somthing needs fixing. and lastly, if you rent from Steven and Suellen Bryan, you may as well forget about reliable air conditioning in the summer time.
We have had our air conditioner replaced - NOTE: not repaired, but REPLACED- three times since we lived here and the third one is now on the fritz after only two weeks of operation. Anyone living in Medicine Lodge, ks or the Barber County, ks. area reading this report, or if you plan on moving there, be smart and avoid renting from Steven and Suellen Bryan or Country Place LLC at all costs.
