 I was a Commercial tenant of Dan and Larry Adamson at 2831 Business Park Ct Suite 120 in Las Vegas. I was a model tenant for 4+ years when they decided out of the blue to retroactively charge me for 6 months additional rent for unusable space in the office. I paid the amount, despite my reservations. I subsequently terminated the lease. I notified Dan Adamson that I would be staying in the space approximately 10 days beyond my anticipated term date, to which he had no objection. I left the space in great condition and Dan had no objections.

When it came time to return the deposit, not only did they take longer than the allocated 30 days, but they claimed that there is no provision for pro-rated rent so I would be responsible for the entire month, despite only needing the space for 10 days. I fully expected to pay a pro-rated portion, but certainly not an entire month. I would never recommend that someone work with Larry and Dan Adamson, or their companies ROI Commercial Real Estate and 475 Vaughn Inc. They are unethical Real Estate owners who will find invalid reasons to not return deposits. They avoided my inquiries about the deposit because they knew ahead of time that I would not be getting back the proper amount. Beware of these guys.

 R.O.I. Commercial Real Estate has or had no involvement in this lease with the disgruntled tenant. Dan Adamson personally does have a limited minority interest in the ownership of the building, but is not a managing member of the entity and has no authority to make decisions on behalf of the entity. After bringing the previously mentioned deduction to their attention and also showing Larry the section of his lease that permits partial months of rent, I was given back very close to the amount that i felt was owed. This matter is concluded, with respect to my security deposit.
