DONT BELIEVE A WORD HE SAYS (not even one, I mean it!) New Jersey Real Estate Agent a.k.a Consumate Con men. You can see a sample of how he operates in above court case that is filed in Hudson County New Jersey. There are many other cases against him from his other victims that are pending. This man is not to be trusted. He will give you nothing but grief. Anyone who unfortunatly have to deal with him soon or later will loose money, time & trust in general.

You must relegiously put things in writting with him, video tape him during all of your dealings such as listening to his sale pitches, negotiations, the agreements, always communicate in writing such as emails & texts instead of phone calls. Whenever you have to talk to him on the phone you have to also record them. When you see him in person its also good idea to have as many witnesses as you can. These will all become handy in the future.

HE HATES PUTTING THINGS IN WRITTING & WITHOUT WRITING, HE GIVES ANY AND ALL ASSURANCES, PROMISES UNLIMITLESSLY UNTIL HE GETS YOUR MONEY. Bate & switch is how he rolls. He will deny everything after he takes your money, resourses. Remind you he has been a license Real Estate Agent in New Jersey since 2002. Since he is a licensed profeccional he's hold to higher ethical stands in his commercial dealings.

Dont under estimate his talent as a liar! He is extremely talented. Nobody ever operates like him in this great country. His lies always sound better then the truth & the evidences. He can teach a thing or two to Bernie Meadoff. He lies boldly any very creatively, he has no fear of getting caught particularly under oat in the court rooms. On a daily basis he doctors documents, evedences, fake repair receipts, photo shoped pictures, uses a pictures that are belong to another place, these are just to mention a few. you name it he does it & more.

He uses many diffrent signatures. ALL OF THE PROOFS, DOCUMENTS, STATEMENTS, PICTURES HE GIVES MUST BE VIGORIOUSLY, CONTINUOUSLY CONFIRMED AT LEAST A FEW TIMES. Its the best, if you get the infromation directly from PSEG, Banks, Water Companies ect. He usese fake logos, letter heads. There might be barely 1-10 % truth in everything he submits,says, does. By the way this is a very genereous estimate, based on years of real life business experiences with him.

Whenever you hold him accountable for the agreement and or have disputes with him about getting ripped off by him, he will run to courts 1st & he will maliciously sue you for the things that he has been scaming you for, what ever the situation may be. And not just one Malicious Presecution he sues for, he sues for anything he can think off, many, many of them all at the same time. So you have to be prepared.

You can find his Real Estate assets by checking the Jersey City Landlord Tenant Courts filings against his tenants by him, old ones & new ones. Also check the small claims courts filings by him. These will show the address of the properties. He hides his assets under his wifes ,relatives, other Arabic peoples & his EIG management company ect. His bank accounts are similar way. He runs a deli on Ave E & 45th st in Bayonne NJ, located right above the 45th st light rail stop. His scamming grounds are Bayonne, Jersey City, Howell New Jersey. He speaks Arabic (fluently) , English (broken)

ATTORNEYS;bounced checks, none payment of service rendered ect.

TENANTS:He lures tenants with promise of the long term leases in return for them to make his properties habitible, once the tenants spends all that money, improve, fix his properties. Shortly after the completion of the improvements to his properties, he files for tenant's eviction. In order to either rent the place to someone else for much higher rent or sell it for big profit. He takes securty deposits from tenants promising to give them the receipts later, then he denies ever receiving it. Never ever fixes anything no matter big or small the issues are. Since he never maintain his properties , whenever there is an habitibility issues , first, last , always he blames the tenants for causing them. He has problems with almost all of his tenants. After court orders him to do repairs, he shows up at the tenants house unannounced, posts a note saying tenant refuses to give access, while tenant is in the house, has no idea about him being there, becuse he deliberatly doesnt inform the tenants & then complains to court in writing saying tenant refuses to give access to the landlord for court ordered repairs. The times when he shows up, he tells tenants that he is going to Home Depot to pick up material then he doesnt show up. He rents a house to a tenant in Bayonne, shortly after the family move in, the floor collapeses. When the tenants complains about it, he turns around & the blames the injured tenat. His online rental adds are illegal, loaded with misrepresentations, violations. Whenever he needs to show up to perform his responsibilities he says one of these each time " he has to go to church on Thursday at 11 am?!, his children sick, he is sick, death in the family in Eygpt and so on, on, on. These accour on a weekly basis. He goes into the tenants house without their knowladge nor permission. These are just to name a few. Just the tip off the Iceberg.

CONSTRUCTION WORKERS; he makes them work very hard then he never pays them. In every job site these contractors work only for a day & then next day someone new and so on, & so on. In one minor work he had 6 diffret crew showed up for one days fairly small job. Later each of them complained that they werent pay for the work. He constantly changes construction crews. Its commonly known in town that one of these poor consturction crew tried to get his money for a long time but he couldnt. Later one night he put a gun on his head to get paid so he paid him. After this , Emad Ghaly moved his family from Bayonne to Howell New Jersey out of fear.

FAMILY MEMBERS: He doesnt feed his wife & children while he constantly changes his girlfriends & take regular Vacations to Egypt to visit his other girlfriends there. His wife shows up at the court begging for some of the funds be released to her so she can feed the family.

DISSTRESS REAL ESTATE SELLERS: While the sellers are very stressed emotional state & arent in the right frame of mind to make good decisions, he takes their deed to their homes.

BUYERS/INVESTORS: He gives them false information such as the income of the investments and the other important information that investors need to make decision on. Anyone who invests with him & buy from him must put everything under microscope even after that has to be very doubtful. 

COURTS, LEGAL SYSTEM, MUNICIPALITIES;  He dupes city inspectors, police & judges with the submission of his false police reports, doctored documents and fantastic lies. His lies always sounds better then the truth. He is a manace to every town that operates in. To the families with children, consumers, residents, justice system, municipal employees. He over burdens the system with his Malicious procecutions to make profit for his numerous scams. These public servants already have very heavy work load with real, improtant, urgent cases for the whole community.  Whenever these community inspectors , judges, police dont hold this bad actor accountible & allow him to abuse the justice system, public begin to question whether people who are hired to hold him accountable are either very naive or they get some kind of incentive? Why dont they hold him accountable for him abusing the justice system and defrauding, scaming the residents of the these communities he commercially operates in. I think the reasons people who are hired to & dont hold him accountable& dont stop his fraudulant commercial opererations & letting him malicisouly abusing the cout system is because he gives all of them false statements, false evidences, doctored documents, fake PSEG violation remdediation papers, fake construction invoices, fake pictures ect. Emad Ghaly wouldnt spare even 10 cents on anyone except for his nightly & international entertainments. He cranks up fake charm on the justice system like crazy. He is so sweet to Judges(you would wanna puke, when you see him, you think he wants make out with the judge, Court Employees, Inspectors, Police but he is very vicious to everyone else. He curses at his tenants, Yells & Screems at them all the time. He has problems with all who have dealings with him & all of them gets cheated by him soon or later. Everyone who deals with him are the victims of his lies. He terrorize the town. No peace & enjoyment for the tenants & municipal employees. Its quite shameful fealing for towns where he hunts. He degrades the towns reputation.

All dealings with him can go only oneway , you loose & he wins then he parties and internationaly travels with your hard earn money. Also hides a lot of your money in his free & clear cash owned properties.. Ultimately, he is a Malignant Narsisist. He doesnt care about anybody but himself nor holding his end of the bargain but only cares for filling up his own pockets at your expense.

I hope someday all of the Emad Ghaly victims get together and law inforcement finaly hold him accountable for his bad actions & put a permanant stop to his manacing commercial operations against the public.

After you deal with him , you will have a feeling of sharp pain of being pick pocketed which wont go away for a long long time. While he is smiling at you, charming you, nodding, aggreing, promising you the things he already prepared him self to do the opposite, his hands are in your valet , stripping you empty.
