Equity Direct Funding is ridiculous, let me start by warning you to not deal with this company. Their BBB rating will deceive you. Based off of the way the BBB works  there rating means nothing. As long as you pay the BBB they will give you a good rating. Look at Disney World they happiest place on earth they have an F. Nonetheless they started off by calling me asking me questions about my mortgage. After gathering my information they told me not to answer the phone because everyone else will run my credit and it will drop my scores(really its so I don't shop there high fee's and rates) After they called me back they told me they can get me a credit score exception to get the best rate and fees on the market. There incredible fees were $8468 on a $120,000 loan amount. They told me they are all standard fees. After going to my credit union not only was my credit unions rate .5% lower I also paid only $3250 in closing costs. After sending Equity Direct funding my credit unions GFE they told me there was no way they could  do that loan and they were quoting me those low numbers just to earn my business. These guys are crooks stay away!
