     Equity Lifestyles own an over 55 manufactured home community in Sedona.  Since buying my home and leasing a lot, lot rents have skyrocketed.  Due to the lot rents, no one can sell their home for a fair price.  This past year a house sold for $1.  Another home sold for $50.  Most homes sell well below $9,000.  The residents either die or are finally worn down or are desperate enough to take nothing and ELS takes all.

     The management blames the lack of sales on the economy.  They blame the economy but then continue to raise rents significantly.  

     Mobile home park were once sanctuary for people in fixed incomes.  But no one can pay the exorbitant lots rents on a fixed income.  No other park in northern Arizona comes near to the lot rent in Sedona Shadows even though most of them are equally beautiful, better maintained and offer such amenities as utilities included, golf course, transportation with rents as low as $290.  The home sales in other parks have been strong.

     Sedona Shadows is a nice community but most of homes are older.  The roads are bumpy and need to be repaved.  There should be sidewalks in many areas for the older residents.  The money is going directly in the owner's pocket who recently was named the 52nd  richest man in America by Forbes. 

     Sedona Shadows runs under a "law unto itself."  There is no freedom of speech without recrimination.  Anyone who speaks out against the park is quickly dealt with by tactics that include bullying.

     There is no transparency in this park.  The lot rates are changing randomly.  Homes are being purchased under circumstances which appear to be covert.  One can only speculate but everything here is a secret.
